QUOTE(den @ Oct 5 2014, 12:04 PM)
I believe many are waiting to move into cyberjaya. Out of about 25 buyers (of a new development in CBJ) that I asked, more than 10 actually buying it for own stay. But I realise that those who bought for own stay are 3 bedr unit condo, not studio/SOHO.

If you ask me to rent someone's house to move into cyberjaya, I don't want.  tongue.gif
*
when all vp and oversupply, market forces will make rent super cheap
with that, cbj looks good value for rental location
with that, cbj will thrive with population and hit critical mass
investors with holding power rejoice
(with added bonus of more companies coming as per press release recently)

QUOTE(CloudAtla$ @ Oct 6 2014, 03:37 PM)
Do u think the population is increasing at fast pace?
*
dont be too harsh ler
my condo in prime area kota damansara also took about a year to fill in
expect cyber to be slower, but doesnt mean its BAD when that happens

right now serin is a good example of a vped development (the arc is distasteful to me)
alreay ure seing serin is filling up nicely
alot of units up for sale too with good value pricing (buyers market) even i am tempted to snap one stay there

give it time, market forces will play its part
good condos in cyber (good location to some) will eventually do good

*

QUOTE(CK15 @ Oct 12 2014, 11:53 AM)
I'm using it every working day!!!
Daily parking is rm2 not exceed 12 midnight. Rm5 if exceeded 12 midnight. Last time easy to park near the lift lobby or staircase exit. After KLIA2 completed, many AirAsia staffs found cheaper to park here and take ERL than they parking in KLIA2. The car park is getting full now a day.
The monthly ERL session ticket is cheap, rm180 from Putrajaya to Bdr Tasik Selantan, and ard Rm300 to KL Sentral.
The train schedule  20 mins once during peak hours and 30 mins during normal hours.
*
boss,
im guessing ure referring to parking at putrajaya ERL station?
how about parking at park & ride at cyberjaya..i assume it has feeder bus to putrajaya station
this facility is next to kanvas btw hehe

QUOTE(lamode @ Oct 12 2014, 11:18 AM)
CBJ to the current ERL is not convenience lo...
Imagine i need to purposely go to ERL station to drop off ppl, then make a big u turn to hit MEX high way everday morning...
*
question
why to need to hit MEX again if ure at ERL station dy
for the purpose drop off,im sure there are feeder bus from cbj

QUOTE(PeriPeri2014 @ Oct 12 2014, 12:36 PM)
LOL...MR Hunter boss, what u think about Tamarind in CBJ......can buy?? any studio is better than Tamarind in CBJ??

share with me ok?? biggrin.gif  biggrin.gif
*
kanvas is my pick
some concerned near HTC
im convinced it has less effect than our mobile phones & laptops that we put in our face and our laps daily

Why shld I waste my time waiting for bus?
*
just enquiring if u have tried the park & ride facilities in cbj or shed more light on it
not saying that u should, just an alternative if/when parking at putrajaya erl gets packed as some has mentioned

kanvas good meh??
*
everyone has different preference

works for me as low density, up market, but yet not as high priced as other studios in cbj
and park&ride facilities next door, important for KL working people like myself

only drawback is HTC, which is not a concern for me

but its price is rather cheap compared to others  tongue.gif

Mutiaraville is definitely budget friendly
Quite high density imo, but i suppose that is to be expected with that pricing

How about Serin subsales?

Mutiara ville..by seeing how its marketed last time n how they do it now for last phase..u know it is emmmm.....spam x3 everywhere...so desperate...
*
cut them some slack la..banyak unit mesti la kena banyak push sales
it comes with the territory of high density
credit must be given for selling so well
my family member wanted to buy phase 2 from developer kena waitlist, in the end bought another prop
so it does indicate positive signs for MV

at least they dont brag arrogantly about their ambition and then suka hati change plans like OSK

QUOTE(xlancer @ Oct 19 2014, 10:14 PM)
Location of mutiara ville seems strategic, within radius of 2 universities and 1 srjkc. Another seputeh/wangsa Maju to be...
But, super high sense.
The arc, cyberia, Pangea, mutiara ville,
Upcoming
lake front, nusa92...
Another sky scrapper city...
*
tho MV is quite well positioned among them i would say
nicer than aec & cyberia, cheaper than pangea

QUOTE(lamode @ Oct 19 2014, 11:05 PM)
no, i bought hyve.
walking 5 mins can reach shaftbury  tongue.gif
*
hyve sofo right?
how do u rate hyve compared to tamarind

just visit CBJ last 2 day. Spending 5 hour there. Disapponted.
CBJ look likes Putrajaya.
Very different if compare with PJ/Subang/Puchong/Damansara. Dunno why, just feel very diff.......mayb need more time to prove...
*
seems like a very misguided comparison
noone said cbj is comparable to those mature places yet
similarly if u were in Kota Damansara 7 years back u would say the place ghost-town

call me mou tan kwai....i rather pull my money into elsewhere....
the risk is too high and the return will not justify the risk.....thats my bottomline.
*
elsewhere where less risk?
cheras/bukit jalil/pj with 800-1000 psf?
whats the upside? hoping for it to reach 1500 psf?

But the property here are selling KL /PJ price.. even without all the facilities. I guess it's more on rental play this area, which is a long term game.
*
Is it selling at pj price? Serin subsales is wayy cheaper than let say casa indah KD
I think its fairly valued..if u take the premium ones then of course la mahal..similarly premium in PJ lagi mahal

Lol... 10 McD at same building?
If every 1k fixed deposite interest is 3% and i put 100k fixed deposite interest is 300%? Haha.. funny la you..
*
Never said same building
just a cynical way of saying there's too many mcds in malac
And my statement was not in any way implying an overestimated percentages like the one u came up with

Sticking to the topic..McD will come in due time
then I don't know what else cyber haters will come up with

What if under this situation?
Cost: 250k
Current: 420k
Expecting in 2018: 520k
Rental: 1.5k
Sell or not?
*
well if ure expecting the old one to hit gain further cap appreciation, the same would apply to the new one
and if newer higher end stuff would appreciate more than an older lower end category
so, still sell

QUOTE(max_cavalera @ Oct 31 2014, 04:33 PM)
Yes. Betul juga...rental is softening but market value  increasing up up...tunggu tgv in duplze siap ok onot? I can hold another 2 years even let say cannot cover cost...but my hand itchy here n there soetimea wana sell...
*
same argument above applies
in fact if u gain enough from selling (& have enough income for loan)
u might even be able to get 2 newer ones
