Even though I know very little about cyber, but I tend to believe that yes, it's true it's quite easy to rent out cyberia units because cyberia is a prop targeted at students.

My generization of cyberjaya is :-

1. Student rental places, high occupancy rate.
2. Non-student rental places, low occupancy rate.

Most of the properties are held by investors. Few of these investors indeed are determined to stay there (yet). If asked, they say option is open. But the actual answer is NO, not for own stay at this moment.

Will it change in 3-5 years time ? Nobody knows.

Yes, resi tenants is very mafan. I am also a lazy person. Lazy to manage. This is also the reason I bought Citadines Hotel suites and let Citadines to manage for me. My exit strategy is Ascott will acquire the rooms from me in the future. If Dpulze mall does well in the future, Capitamall Asia may want to acquire it as well.

Boss, usually commi players nvr b classified as big ticket players. There r many resi players who r holding few bungalow in damansara heights, bangsar, and some even hold unit(s) in all dpc projects. Yeah those r even more daring. notworthy.gif

In commi, v hav low entry eg. single storey shops aged 20 yr old cost 700k. Or ofis building worth 30mil. Or monster size factory with few acres in land size which easily cost 20mil. sweat.gif

Reckon, its just how u wanna build ur portfolio. 1 can hav 30 resi props worth 20 mil or 4 commi worth 5mil each. Both r taikor class. drool.gif

I'm so happen I dun fancy resi but instead commi. Look at my shaftsbury. Cost 1mil bacak in early 2010. Some MS products oledi selling at 1.1mil back then. So commi players not necessary a big ticket players. brows.gif

Not sure. Fren told me tat 1st phase Dev price at 1.07mil during launching. So which type? Din follow tat project. Just wanna know how much the asking now. biggrin.gif

Nusajaya link villa price rental sama sama.

Landed is like that, bang on capital appreciation for long run, rental not so attractive. Else, who will buy highrise?

If u buy 1 HER, buy another 2 highrise to diversify loh.

People who buy highrise earlier made tonnes of money. Last time, highrise rental confirmed > than installment. Many double @ triple in 10 years, easy money.

Now no such deal liao. Play anywhere also need holding power. But many like not aware. Not good not good.

I was at Shaftsbury Square around 1pm for lunch. Parking was full in front and had to go at the back into the multi level parking lot. Since I am rarely there during lunch time, I was encouraged when I saw the lunch crowd at the eateries. Good sized crowd and very bustling.
