Density mean no of unit / acre. Not because of total number of unit.

28 BLVD
Land size = 11.07 acre
No of unit = 1920 unit
density = 173.44 unit / acre

M Vertica
Land size = 11.25 acre
No of unit = 3684 unit
density = 327.47 unit / acre

Majestic Maxim
Land size = 6.5 acre
No of unit = 2136 unit
density = 328.62 unit / acre

Shamelin Star
Land size = 3.08 acre
No of unit = 630 unit
density = 204.55 unit / acre

Razak city
Land size = 22 acre
No of unit = 5748 unit
density = 261.27 unit / acre

Refer to above data, 28 BLVD still the lowest density compare to others project.

Beside that, maintenance fee will be effected by density too. Thus, higher density will pay less maintenance fee and lower density will pay higher maintenance fee if the total expenses of apartment is same.

Correct me if i'm wrong.

I think the pro you know them yourself, else you wouldn't have thoughts on getting one here haha

The cons are low cost flats ride beside you which are quite a number of foreigners like Bangla and African. Then traffics are mad inside out as many are using the roads there to KLCC from MRR2. Then only one bank is available, which is HLB. And the park or lake beisde it is quite lively in the morning, this may be good for some and some may not like it, so it depends how you feel towards it. But I consider a lively park to be a good point lah. Then there's one school right Infront of it, one of the major traffic causal in the morning.

I think pretty much that's it.

But this area most likely is chinese and malay right ? For African I never see b4

Hm... Would say majority Chinese. But that flat behind it mostly Malay for locals. Got a lot of African and Bangla one, you just gotta observe some more time. If you just passby then maybe couldn't see lah

Oh okay . Thanks for your info. For bangla is not issue . In KL they are everywhere . A bit concern about African only.

I believe this project will be good quality . The thing I worry is About 1900 unit After VP 4 block together and the rental market are tough. Soho block is 650+ unit with only 4 life provided.

It is an issue when they live nearby you. They litter as much as they can and they really don't care where it is. Even the compound itself is full of trash

Not sure about this project, but this developer is top notch.

Another I like about this project is ground floor is full with retail podium like those bars, cafe, grocery and lakefront promenade with unique experience... Should make this area even more premium and lively!

Only if those retails have customers in the future. Else it'll be an eyesore if those shops are being closed down and no tenant

exclude those service apartments within KL cBD, anyone here can share with service apartments have great or enticing retails on ground level?

G residences got some, but not sure wong or not.

I think Tropicana Avenue so far is great. Mostly took up and opened for biz. Got village grocer.

retails that are failed

Eve Suites eventhough its connected to LRT
Pacific Place, still very quiet despite got a mall within.
maxim residences after one year, i dont find excitment in the air there

I remember only about 1200 or lower for commercial title property.
