Just received another sms from I&P asking me to go and register for their balloting, maybe respond is not up to their expextation, so pushing a last minute sms blast.

Yup I received that SMS too.
I don't like the way inp handling this project by asking of 30k bank draft to be shown just to participate in the balloting process.
Inp has misinterpreted the situation. The hotter development that can create BBB are those with freebies but I don't see any from inp.
I'm predicting inp will struggle in this project.

I don't think they will struggle, a lot of people will still think this is a good buy and die hard I&P fans will always follow them.

maxim is of coz a better buy...if there are still units left that is. however, 8 kinrara is a diff ballgame alltogether...diff locations, f/h vs l/h, low density "perceived" luxury vs en masses.

somehow i have a feeling too dat i&p has overestimated the demand for this project. at the end of the day, number of registrants wouldnt translate to the number of sales if the price is not right. well, time will tell...

Even though I could not find a reason to go in, my prediction is that the smallest built up will still be sold anyway, the quantity is so few. But the much larger built up will definitely be very slow take up.

Total how many units?
If 10% go, 200 units habis sapu...

Project registrants ( by web / form ) hit almost 3000 people, but I don't know what is the number of ballot registrants' application with RM 30k cheque submitted by today.

Total 236 units.

If just take 10% of the 3000 registrants submitted their RM 30k and form for ballot, I assume small units sure fully taken and sure many of these people, would left empty handed if their name is called but only left those luxury big units.

I don't think got 2k ppl registered fir the ballot. maybe 400-500 submission till 1pm. Or maybe sudden 'blackouts' during ticket counting....

I was at the office around noon to do registration, from the 4 list of registered balloters tt i snooped. I noted more than 200+ registration for ballot w bank draft purchased. I was abit surprised tt the bumi ballot box had quite a few ballots so I guess 40% bumi quota maybe achievable. Anyway the pricing is pretty scary for a place in Kinrara but with the future development slated for BJ, there's always the potential.

Question is 623sf or 1096sf for flippers? Given low density, the sub sales market would not be too competitive if there are serious buyers. The layout for 1285sf is pretty decent and so is the 1096 units so l think potentially family would consider this for self stay. Rental market would be scary with potential rental of at least 3k for 1.1k unit and at least 1.8k for studio to break even. Hopefully see more mat salleh in kinrara after the project completion biggrin.gif

Care to comment further. To my knowledge most of their projects were sold out predominantly their link hse projects albeit chinta n chantek. I asked if I were to issue a cheque n request letter for discount would they consider they said confidently NO. They would rather leave it unsold even tho completed, yes very lansi n stoopid too to add

Wow, Non Bumi already 500+ registrants for ballot on the past 2 days. It should be higher by tomorrow morning.

60% of the total 236 units is only 141-142 units available for Non Bumi.

Means, we can simply expected the Non Bumi units or allt eh small units from 1800 sq feet and below, would be fully taken.

So far, this is the only highrise of the whole 2013, with expensive price tag and without any discount but with the most number of pure buyers with stronger holding power.

1285sf going for RM751,888, 623sf going for RM378,888. Puchong nowadays also can fetch this kind of price. RM7++k i can buy landed in BK5. What is the mindset nowadays people buying property?
