psf wise is pretty much unchanged from UOA Southview next door (when it was launched 4 years ago during the BBB days)

Now developer also undercut its own project to fight for buyers...

Walked and measured from google earth ... distance to kerinchi lrt is 300m (to the entrance of link bridge) + 300m (inside the link bridge across fed highway) ...

total is 600m end to end , half covered half exposed to sun and rain...

Since you work there, can share how is the office occupancy there ? I search in google and to my surprise I saw there are quite a few MNCs there, eg: British Telecom, Comptel, F-secure, Pfizer, Baxter etc..

afaik, east of south link there is a piece of land in between, before novum. UOA SA confirms this...

Both these 2 projects also have small studio units and renting in the rm1800 to rm2200 range. Advantage of eve suite is that it is only less than 80m fr the ara damansara lrt via covered walkway and alila is via 200m covered walkway (with 2 security guards stationed inside). Southlink on the other hand will be 700 m away fr university lrt.

Kerinchi lrt is nearer and more walkable from Southlink. 550m to the station in which half of it is covered

1.7k p/f for SV is pretty decent yield in this market. SL got chansi to command 5% yield or even more 4 years later considering SL 1+1 and SV 1+1 is quite comparable (albeit 100+ sf diff in size)

early bird can choose from a few floors only (others were closed)....after UOA saw the overwhelming response, they started to increase price for the newly released floors... example, today newly released floors have the units increased by gross 10k regardless of level.. (applicable to small units only)

I heard the same from one of the UOA SA ... I think it is a win-win for Suez and UOA if this materializes... KLGW mall gets more patrons from the hotel and apartments, SouthPoint/Southlink/Southview residents and guests get the direct access to LRT covered end 2 end ... Finger cross this will come rclxms.gif
