Developer was pitching 8.5% returns. To get that we need to rent ground floor 10k, 2nd floor 4k & third floor 7k. But in 2016/2017? There's few factor we have to take into consideration :

1. 10 years economics cycle, many of us expect economic downturn as early as 2015 up to 2017 (TS expected to complete end 2016/early 2017). So, how much rent can fetch very much depends on that. But, as economy pick up, I see no problem for TS fetch that kind of rental.

2. TS is a neighbourhood mall like sunway giza with grocery stores, fitness centres & all and it is surrounded by high end residential. Bad economy won't affects the high income families that much. Long term, yes, TS have huge potential of giving steady high rental income.

Not easy. Normally shop house yield 6% good enough.

My personal opinion the building is well planned, from the parking space to the drop off area, the lepak place, the entrance & facing of the shop, the traffic flow but most important of all is the location.

I imagine this, if I were to stay in Sejati or Symphony, Tamarind Square will be the most convenient place for me to buy fish & vegetables, send my children to music schools, get my hair wash, pick up my dry cleans compare to D'Pulze, Galleria or even Pangaea.

Hopefully the catchment is large enough for tamarind sq to flourish...still need booster from neighbouring developments. Reckon cyberjaya needs more own-stayers rather than investors.Hopefully landed prop owners can be big boosters to the larger catchment, as most high rise buyers are non stayers generally.

I'm not really worry about that, 3 years ago when I first started working on Cyberjaya properties, I faced a lot of rejection from homeowners about Cyberjaya location & it's lack of amenities. But, I see a lot of improvements now. Young professionals who works in KLCC area are more willing to consider Cyberjaya, as well as the airline ppl.

I can safely say 70% of landed property buyers in Cyberjaya is homeowners, with an exception of few types of development that offer attractive package to investors. Especially the one that offer high rebates with DIBS. But, eventually all those units also will be gone during sub-sale.

It is true that most high rise is bought by investors, but eventually it will be fill by tenants.

Thank god for D'Pulze, once completed, ppl will be more willing to move in to Cyber, hence more demand for commercial.

I trust Missrina judgement as she is in Cyberjaya property. Dpulze will b one of the pulling factors and this mall will keep improving after operation.

I wish symphony hills will b surrounded by retails shop rather than the boring ICT office buildings lol

Bought. But that different topics altogether. Hehehe...if new to Cyberjaya my advice is to go to propcafe.blogspot first. The blogs has an extensive research on Cyberjaya.

You got the point here missrina however if I m renting ground floor at Rm10k or spending Rm3mil to purchase one, I would expect my customers coming from everywhere (even out side cyber area) than ppl from SH n SR or cyber. I rather pay slightly more to buy in a mature area like puchong downtown.
