Missrina - u bought any prop in cyber too? Mind to share more? I m just another water blur blur fish here
uote=missrina,Oct 5 2013, 08:27 PM] My personal opinion the building is well planned, from the parking space to the drop off area, the lepak place, the entrance & facing of the shop, the traffic flow but most important of all is the location. I imagine this, if I were to stay in Sejati or Symphony, Tamarind Square will be the most convenient place for me to buy fish & vegetables, send my children to music schools, get my hair wash, pick up my dry cleans compare to D'Pulze, Galleria or even Pangaea. You got the point here missrina however if I m renting ground floor at Rm10k or spending Rm3mil to purchase one, I would expect my customers coming from everywhere (even out side cyber area) than ppl from SH n SR or cyber. I rather pay slightly more to buy in a mature area like puchong downtown.

SOHO / SOFO - sleepy mode...Z!Z!Z!
Got shopping mall within the area? QUOTE(Fendi_Property @ Sep 3 2014, 05:34 PM) Limited units with exclusive rebates available, whatsapp / contact me Fendi 0126695936 if don't want to miss this opportunity http://www.propwall.my/classifieds/2526880...r-sale-by-fendi Let's analyze together, as I'm an investor myself, you just need to go to their internationally award-winning successful, beautiful,eco-green PJ Trade Centre & Point 92, to witness how breathtaking & one of a kind the project is. It vanishes all the weaknesses that a typical office/mall building might look and feel -the normal boring cement square box. They are a developer with a sight, heart and brain. When i first stepped into PJ Trade Centre, i felt like I was in overseas and in a place of fantasy so green, like a kid in the Bridge of Terabithia. Just see their established quirky architect, Seksan (http://www.seksan.com/pjtc.html) you will know what I mean. Extraordinary concept+one of a kind design+green+perfect location in front of MMU is almost a 'cannot go wrong' investment. I personally bought some units Let's analyze why Cyberjaya now, coz that's the initial question 9 REASONS OF CYBERJAYA’S EXCEPTIONAL GROWTH (if the projects, location & time is right) You must 1st now why invest in Cyberjaya, and choose meticulously which project, which concept, what value,ROI and look at the numbers, if there are 10 projects in Cyberjaya, most probably, not all ten will give optimum returns 1)Government-Backed First is it’s government-backed. Whenever the government initiates any plan or project, that initiative will never fail. The government took a very important step, which is providing apartments to civil servants. This is an excellent initiative. 2)Foreign investors Second are the investors. Who are investing in Cyberjaya? These are the Chinese, the Malaysians, and the Japanese. The Japanese are coming in huge waves because of their having pulled out of Thailand due to uncertainty with the flooding situation, which the Thai government has not been able to control. They have moved to Malaysia, which I think is a very stable country because the government is focused and investor-friendly. 3)Cash Savings Third reason is because of the Cash Savings. Most of the investors coming to Cyberjaya are actually quite rich and are buying all sorts of property. Yesterday, I was talking to someone who said she bought two units close to Mirage by the Lake. Mirage by the Lake is a very good project by OSK. 4)Sovereign Wealth Fund Fourth is the Sovereign Wealth Fund. In the next five years Sovereign Wealth Funds would be driving the global market. In Iskandar two giants have taken position which is the CIC of China and the Temasek of Singapore. Sovereign Wealth Funds like the Khazanah, CIC, Temasek, Qatar Investment Authority take a long-term position. When these funds take position in any company in any region, you know that it’s a long term initiative – like five to fifteen years. So, Khazanah with UEM is quite involved. 5) IT Hub Fifth is it’s an IT hub. IT companies are already there. Most of the big names like Oracle, IBM, Dell, HP, Intel are already there. Shell, HSBC, etc have also got their IT people relocated. 6)Next to Putrajaya Sixth is it’s close to the government offices. Most expats/ foreigners like to stay close to the government offices while they get their work done. Putrajaya is near, which is an advantage for the expats and the multinationals in getting their requirements in order like Visa processing and extensions. 7)Value Selling Proposition Most important reason is that the VSP (Value Selling Proposition) for this area is the KLIA 2, which is just twenty minutes from Cyberjaya. Foreigners love it when airports are close to their workplace. With the KLIA 2 coming, it’s very convenient for foreign workers who are already here. And it’s very convenient for companies who want to relocate their employees to this area. Also, most decision-makers are always travelling in this region, so for them, hassle-free travel is quite a big draw. 8)Future Population Cyberjaya’s population estimatedly will reach 100,000 in 2016 and 210,000 in 2020 and will grow rapidly after that term. 8)Tons of MSC status companies coming in Tons of companies who qualify for MSC incentives have relocated their operations to Cyberjaya.Among them are T-systems,Dell,HP,DHL,Satyam,Wipro,HSBC,Ericsson,Motorola,OCBC,BMW,IBM,Shell IT,Vivanova Systems, the Response Centre of the Anti Money Laundering Network and others. Currently, over 600 MSC Status companies have relocated their operations here, making the township a rapidly growing area. The workers would rather stay in Cyberjaya than in Seri Kembangan of Puchong, and with the new shopping malls with entertainment and soon-completed amenities, facilities and attraction,Cyberjaya will witness a boom. 9)Cyberjaya is reaching the tipping point AS AN IT CITY 443 MSC companies, including 257 multi-national corporations with over 35,000 IT workers. AS A UNI CITY 3 universities Limkokwing, Multimedia University, Cyberjaya University College of Medical Sciences (CUCMS) with over 23,000 students. Another 4 universities being planned, including Open University Malaysia (OUM) and SEGi University. Only 20 minutes from KL City. And 20 minutes from KLIA and LCCT. Great location in Cyberjaya Walking distance to Multimedia University. Directly across from smart school (primary and secondary) and near proposed Chinese school. Also fronting proposed shopping mall and hotel, and short distance to Cyberjaya Lake Gardens. As well as all the parks, open spaces and events that Putrajaya has to offer. It consists of a centre with 72 numbers of 3-storey shop-offices that are arranged around two gardens. In addition, there are 30 numbers of semi-d shop-offices (4-5 storeys) with intimate gardens on the sides and on the roof. Tamarind Square/Suites is under construction and will be completed in 2018. The location is excellent, being on the main road of Cyberjaya and within walking distance of the Multimedia University (MMU). There is a proposed shopping mall and hotel directly across the road. But most importantly, Tamarind Square is surrounded by 15 major residential projects that are being developed by some of the most established developers in Malaysia. The centre of Tamarind Square is designed to be an appealing gathering place for the Cyberjaya community. Trees will be planted on all the three levels of the retail centre, as well as the roof, to give the effect of a cascading ‘hanging garden’. Children can play at the ‘forest playground’ and feed animals at the pet island. Students from the several universities can hang out on the many mounds and be entertained by an outdoor concert or movie. IT professionals can enjoy an alfresco lunch under the trees, next to the water features. A covered ‘Centre Court’ provides space for a flea market, exhibitions, performances and events. A striking feature of the retail centre are the tree-houses - structures that are like pinnacles, wrapped by creepers, and connected by a series of stairs - ideal for children to explore and students to hang out. These tree-houses will be used as small shops, reading rooms, yoga zones, meeting rooms and other activities. Tamarind Square is also designed to be a community centre for Cyberjaya. Spaces are planned to bring the community together for activities such as weddings, birthday celebrations, community meetings, exercise classes, dance classes, performances and others. Overall, Tamarind Square takes away all the problems associated with the traditional shop-office. And it offers what is not found in a typical air-cond mall – Nature and a community centre. Thing is good property, well maintaned and taken care by developer...a good customer will always come back to them..even recommend fellow investor and friend to buy their project.. Now name busuk edi still hope the archaic strategy can survive lol... |
