QUOTE(37 Exposures @ Aug 17 2014, 09:16 PM) For the young couple buy for own stay should be ok, at least this is the cheapest compare all the new launch along Ipoh road.. With the condition salary must be at least RM6,000 with no big car, no luxury night lifestyle?

QUOTE(1943 @ Aug 17 2014, 09:23 PM) I'm not planned for own staying. Attracted coz it is 5% downpayment which still under finance ability. if 10% like most of the condo, then really no money. Then why you booked it at the first place?

QUOTE(pregnantboy @ Aug 17 2014, 10:56 PM) Would Lakeville affect by GST next year since it's sitting on commercial land? Commercial title yes. Matter of whether absorbed by MS or passed down to buyer. Gotta check SPA. Btw anyone booked any? What is the average psf? The way I see it, the only downside is LH + commercial title plus competition from nearby Ecosky. Location-wise is decent & near to city.

Eventually I was just Kepoh went to the launching yesterday, end up i paid the booking fee. Not sure am I made a correct decision or not? Actually I'm going to buy Season Garden at Wangsa Maju 850sft around 480k with 1 car park, no furnish. End up I made a impulsed decision to buy here, Im still dilemma right now, this my first property. I bought 978psf at block B lower floor which facing car park, my unit is 550+psft, I buying for investment, planning to rent at the moment, future might sell it or ownstay (future decise). i did this before but i cannot remember the details so am doing it again. feel free to disagree.
Lakeville vs Ecosky
Location: LV 35/ Eco 65. better visibility and accessibility. Land Status: LV 30/ Eco 70. Freehold mah. Amenities: LV 40/ Eco 60. Not so much on the recreational facilities but the future prospect. 10 shoplot versus 36 units. Density: LV 40/ Eco 60. 2500units/12acre vs 1800units/10 acre Proximity to rail network: LV 60/ Eco 40. closer to ktm station. Only if you are taking KTM lah. else negligible. Furnishing: LV 60/ Eco 40. LV gives more. but need to see final product lor. Proximity to proposed incinerator: LV 40/ Eco 60. If only it happens. Surroundings: LV 50/ Eco 50. Eco surrounded by PPR apts but also contra with Tesco. LV got lake but needs a lot of work to make it a feature. worry about execution. Price: LV 65/ Eco 35
based on the above, it is LV 420 / Eco 430.
of course there's a lot more comparison such as developer's background, timing, etc.
so it's a personal choice.
i guess for those that emphasis on budget, LV is for them, wherelse if budget is not the ultimate concern, other factors comes into play.
congratulations to those who secured their dream house.
