QUOTE(JollyRogers @ Nov 18 2013, 12:31 AM) Ofcourse targeting expats - of the black kind ! With so many units on the market at once , all the owners desperate to rent their unit out , black, white, yellow ,ladyboy all come come come ! Black expats would like coz will be many cheap units and the whole village can move i together and doa cottage industry The access is very poor. This Lakevill very smart hor... Nothing is constructed but already put signboard telling motorists the direction of FLV. They want them to see the GOLD>

Yet to see their full master plan.... I think the access is pretty screw up.
If they are innovative enough, they should propose dual accesses with one going straight to Jalan Kepong near TNB instead of heavily relying on the inner road of Taman Wahyu.
Innovation or proactive idea comes with a price tag. If I have a project with such density, I will consider twice....Taman Wahyu residents may protest kau kau....

QUOTE(bigmamma @ Feb 5 2014, 09:30 PM) Which is better, this or Ecosky? Developer wise, I think Ecoworld is better. Quality wise, I hv a feeling Ecoworld is better. Ecosky is freehold. Location? Price? Density? Heard Ecosky still hv units available at original price. Still interested purchasers now can compare Mah Sing's Lakeside and Ecosky. If Lakeside is really good, will consider go for 1 small biji. Any advice? Awaiting more info on sizes and prices and also MOST IMPORTANTLY affordable housing block(s). This may be hard to swallow.

2000+ units in 12+ acre land. That is high density.

QUOTE(godlikexioo @ Feb 6 2014, 09:44 AM) For year of horse, sure MAh Sing better. "mahsing mahsing MAh xiong sing ah". 好意头!Just kidding. Gong Hei Fat Choi!!! So far as Malaysia history, those who came out from GLC n trying to have same business will gagal coz 'they' will make it gagal. So far mahsing do have very good or better relation ship will govt compare to Eco. Bau ah, this 2 project is just abang Adik no difference. 1 beside smell lake, 1 near to waste transfer station n future incinerator. But in future the smell lake may can be transform become a nice lake but will the waste transfer station shut down? Judge ur own. Just my point. if their cable is so tuaki, why affordable housing is imposed on Lakeville??? Cleaning a pond is a tough job. Cleaning a pond connected with two other larger ponds are tougher job...... I really want to see the 'proposed access' to Jalan Kepong directly..... Anyone seen the blueprint on this?

QUOTE(Calculator2013 @ Feb 6 2014, 10:05 AM) +1 I like Magna Prima. Definitely better developer than EcoWorld, cos been here quite long time. That is a forehand uppercut to the bottom left corner of the chin (not kochin) after the bell is rang.

QUOTE(Martinis @ Feb 6 2014, 10:23 AM) I did not say a company is definitely good based on long history. I said new companies might have hiccups. It is a fair assumption because so many things must gel together to form a great company. Why the hatred for TMS? So far, no abandoned projects, no major complaints what? Maybe the way they price their launches pissed off many who missed the boats. I have no qualms though. And btw, who is magna prima? unheard of. I remember clearly almost all renowned hotel brands like Shangri-La, Hilton or Westin will have their First Day opening with a bit of messiness. The amount enthropy will crop up here and there out of nowhere. Maybe the chiller not cold enough. the cutlery are not standardised, POS units are not harmonized, waiters/waitresses aint know what they are doing, etc. etc. etc. Macam macam ada. It boils down to the individual and team to work it out and to improve it.

QUOTE(Martinis @ Feb 6 2014, 11:00 AM) Agree. This is their maiden project. No matter what background, still a maiden project. Prone to have hiccups. That is why I cannot accept preference over TMS. TMS is proven albeit not everyone agrees. Individual preferences. Everyone makes their maiden step. Perhaps we shall also give credit to their DNA and also vision of the leader (not the 23yo pretty boy but the daddy).

QUOTE(godlikexioo @ Feb 6 2014, 11:03 AM) Development for PR1MA untung banyak. Can get rebate from govt, fore sure sold out in 10mins don need $$ for marketing. + Land for free from govt. 'apa lagi mau'. No cable don ever think ah. Cleaning pond definitely is burning $$ n tough job, but it is possible n good for nearby community ah. To remove solid waste transfer station also good for every1 but super low low low possibility. PR1MA housing has a cap on pricing. How do you mix such occupancy with higher end condo located within same area and sharing same facility floor? There is a mismatch in concept. it will work well if entire project is PR1MA, perhaps.

QUOTE(godlikexioo @ Feb 6 2014, 11:31 AM) Heh pls lah, don look down people who waitng PR1ma le. It is affordable house not low cost flat. What u mean 'bastards vandalizing' in PR1MA mind ur word pls. Affordable house is cost u RM 350k - RM450K, low cost house only cost u RM40-70k. Just ask ur self u will able to get answer is it possible to clean the lake? N it is possible to move the solid waste tranfer station? My comment is more inclined to the mismatch and concept.

QUOTE(Martinis @ Feb 6 2014, 11:39 AM) Just because a star CEO moves to a new company, you straight away give full valuation? If Steve Jobb were to start a new company Orange back then, can we straight away price it like apple? Let them proce themselves again in new company. Yes, they have potential to be great company. But they are not one yet. Your analogy is not so accurate leh. Share price wont reach apple level in Day 1...but the vision is there and the unleashed potential. The same goes to the previous example about 10 years ago (or so) when he bought North Hammock estate from 460+million from SHC to establish Setia Alam and Setia Ecopark.

Let's get back to Lakeville. Good to see we agree to disagree without much heat. That should be the way.

QUOTE(accetera @ Feb 6 2014, 07:57 PM) Just curious, nobody talking about the LAKEVILLE SHOPS? Fronting row of link house. Poor fronting. Not fronting Jalan Kuching nor Jalan Kepong. I think they can do as well as those shoplots in Taman Wahyu....
