There is a public hearing this Friday, 26th October in DBKL. Both parties (developer and residents) are still fighting to protect their interest. I suspect we would read about the outcome in the newspaper sometime next week.

Personally, I hope the project will get cancelled totally without revision.

Thanks Bro for the update...

With the small piece of land near the LRT, I can imagine how hectic this new development will be...especially for the LRT users and the people who live at Desa Putra....

I live nearby up the hill. Somehow i want this condo up and running and be direct competitor to desa putra.

This area could be a steady revenue-making for DBKL. In term of assessment as well as parking fees revenue. Guess DBKL did not build the multi-storey car-parks for no reason. More business opportunity for WangsaWalk too.

Why though? Desa Putra is not merely a building. There are hundreds of families living there. These are people, just like you and me, trying to live a good life. This development would have a negative impact on their quality of life. It might also have adverse effect on the commuters using LRT Sri Rampai.

Town planning for residential zones should not be about making short term profits. It should focus on community building, quality of life and general livability. As of right now, there are not enough parking spaces for commuters of LRT Sri Rampai and illegal parking is already rampant all around the area. This condo, in combination with Hamilton and Wangsa9 will increase the car traffic of the area quite drastically. Not to mention other project by Jakel nearby that area as well.

All the effect u mentioned is temporary during the construction. I have suffered when they build seri riana from the noise and dust, but i dont think thats the best reason for you to against the developement as i think that is selfish. I believe the reason why they build the car park is to cater those commuter.

FYI, I don't live there. I don't even use LRT Sri Rampai, only occasionally when I want to visit Wangsa Walk. But, I do empathize with the residents of Desa Putra. Both of us have reasons to be pro or against the development. If that makes me selfish, you'll have to admit, same goes to you.

I am not certain who built the car park (if you are referring to the one next to Wangsa Walk). But, it is not comparable to other park n' ride. Not sure if even qualifies as one. The parking rates is definitely more expensive and the parking lots are also less than, for example, the one in Gombak.

Is the area surrounding Desa Putra and Wangsa Walk designated for residential zone? It is too near Wangsa Maju commercial centre and the zones usage might be in grey area. Would be good if able to clarify the allocated density by DBKL. From personal view (as an outsider not living there though) the whole area might have long been planned as commercial / mix-development zone. I could be wrong though

if i am not wrong, the developer applied to change it to commercial usage from residential..

personally i think it should not have been allowed as there are just too many condos concentrated in one area and the traffic congestion
there is going to be horrendous...the roads are too narrow ..

Oh my bad just saw the info on the application by developer to change the title, but the main purpose is to increase the density as there will not be any commercial component within the project itself. Is the nearby multi-storey car park full during weekdays? What is the rate like?

I can only comment regarding the rates. In Wangsa Walk, the rates are [1]:

RM 1 for first 3 hours
RM 1 for every subsequent hour or part thereof

So, assuming 8 hours work, 1 hour lunch and 30-40 minutes commute to and fro (15-20 minutes one way), that comes about 10 hours and RM8 per day. Which is not that bad. But, comparatively, Park and Ride charges RM4 per day for LRT users [2].

Very fair rate indeed. Around 150+ per month. If staying around this area there is no escape from vehicles build-up since LRT station is literally stone-throw away. But I think congestion only during weekdays and certain time only the heavy traffic (peak hours morning and evening). Hard also to object since the area is commercial-driven and not pure residential.

It seems the residence (the ones I've communicated with) agrees with you regarding car parks, if that is your line of thought. They don't mind having another Park n' Ride to be build there if necessary. I share the same sentiment as well since car parks serves the community and commuters.

Maybe can proposed for the developer to allocate few levels of the development for Park n' Ride facilities. Or propose DBKL to convert the existing multi-storey parking to Park N Ride. At least can alleviate concerns on illegal parking surrounding the area
