every new township new development also everyone commented dark and bad location.... even the subang now, puchong now, shah alam now, setia alam now, ara damansara now.... every township have their own bad comments in the past.... they so short sighted that they can only look at established township... they are either rich or never invested in property before... cause they only have bad perception using their eyes and short expectation mindset.... dry.gif dry.gif dry.gif

Absolutely, some only know how to talk and do survey on paper. Wonder they even own a property yet. People like that usually can't buy a property till the end of the day. Matured township is too far for their pocket, new township with affordable price without much amenities, yet they complain.

yeah.... almost every newly developed township... anyone have bad comments... so if wait until the township matured only u joined in.... too late.... first owners already earned 50% or more capital appreciation.... and those who bad mouthed these newly developed township can only stay in their pigeon hole in KL...... rclxms.gif rclxms.gif rclxms.gif

I do see the potential in this new township, denai alam e-Boulavard now got 2nd bank, Affin bank after bank islam. thumbup.gif
There are slowly more commercial will be coming up, will check and see any other shop or bank is opening when I have time. biggrin.gif

yeah every new township takes time... this is undeniable... all the matured township we saw now used to be kampung area or maybe even palm oil plantation haha..... dont ever deny the potential of a new township.... of cuz there are also failure examples in the past... but still the land are so scarce now.... anything is possible....

the prices for intermediate went up to above 950k.. still consider value buy for a new location with no amenities at the moment?

For 950k I assume size around 24x80 (taking Denai Alam units as example), where else has comparable build up or finishes with better equip amenities? Mayb can bring it up to share with our fellow forumers.

i was there yesterday to kepoh at the egra 1st annual agm at the sales gallery. then i went to kepoh at clusia and some others.

my conclusion,

this place got potential. alot of potential. to call this the next desa park city also can, as some have boldly claim. depend on how much effort and how good the township planning from sime darby is lor.

so far the cressida housing and the rest of the lot quite properly planned out. hope they plan to enlarge the roads wider to cater for full occupancy. if not sure jam internally 1.

i was there to see clusia, i didnt like the way it was designed. 30x100, for that price, not my type. a blank space in the middle of the house, with no sunlight coming in, something just dont feel right. and the load of empty space at the back, with a segregation between the kitchen and the bedroom is unnecessary. even the master bedroom had alot of unused space up front. somehow this 30x100 didnt feel like 30x100. i did love the bathrooms though. very high ceiling. maybe the show house was designed that way and the original is much higher.

overall, good place to stay in. peaceful scenic views all around, with super lot of potential land to grow. will be a good buy to stay definitely, if and only if the developer has properly planned it well.

just my 2 cents.

i took the road via U5 as i'm familiar with it.

i saw yesterday there was a banner, RM880k no agent direct owner for intermediate lot only. from 1st roundabout after guard house is the 3rd entry, right before clusia show house. i kepoh inside there.
should be negotiable still gua.

The location and build of this township is indeed with lots of potential! However for it to turn out to be DPC, I think it's out of the picture, never hope for it as I don't think SDP way of managing is the same as Park City. And yea DPC is more of a strata township with owners committed to pay for the maintenance/sinking fund. SDB is more of develop, sell and that's all.... move on to next township. So it's up to individual community to maintain the liveability of each neighbourhood.

i was looking at crista 30" x 69" with a built up for 2703sqf..the corner lot looks more decent but the its starting from 1.3 mil..its really on the high side now..

i think elmina will turn out to be like the next bukit jelutong..if im i remember correctly, bukit jelutong is by SDP too...

Bukit Jelutong location quite far away from any attractive townships to support its growth, Elmina is nearer to Kota Damansara and stone throw away from the upcoming Kwasa Damansara, which is the next big thing in KV. As long as location is not too far away from well developed township then it's ok even though not much internal amenities within the township itself.

based on my reserved judgement bro. yesterday i did kepoh at the egra 1st meeting, and i see alot of things sorted and discussed and even action taken. the RA very into developing this place well. if they keep up this motivated status, i'm quitee certain can actively be on par with dpc liao. is one of the very aggresive RA i've been to. the useless 1 is like DJ ROA. i stay in DJ last time, i tulan the RA until i just shft out instead.
