heheh...didn't ask on that part bos....coz haven't launch yet n everything not confirm yet...but thrs only 50 unit of this...prolly no 5% discount me thinks...if the reception is too good....but i think will have competition once nadayu beside crescent 1 start launching their link house....

if got 10%+5%+7% fuhh... icon_idea.gif ...but see how they wanna promote this la bro...semi d in GR 700-800k developer price...once completed after 3 yrs now selling 1.2mil...i think this unit once completed in 3 yrs time prolly 1.6-1.8 mil just to be conservative....some more in a more matured neighbourhood and full of amenities areas compared to GR....what do u think boss? personally can imagine the 3 storey on hillslope overlooking d'melur....when you pass through the road behind will look at this house so grand feeling biggrin.gif

I definitely like the part where ppl need to look-up from Persiaran Ceria to see the Cristal houses and club house.. makes it feel...so atas.. lol!!!

Last 5 years, KL property has a strong run.

Last 3 years, Nusajaya property almost double.

Good for own stay.

For investment, u have to bang on X factor.

good bro...at least u give realistic, conservative optimistic outlook on cyber as an investment...i dont like certain investor/flipper group that is too overconfident on profiting so much in such short period of time....too greedy me thinks....usually ppl with u n noblebaby point of view make mils on you guys own business and just treat property as side income/investment vehicle to park ur money... i prefer to treat property this way as well not as a primary source of income... smile.gif

interest but not yet turn into complete buy mode bro....still see final price how much they going to sell and also how much they will discount this unit....i dunno the the dimension and layout for this unit as well....good deal for me if after all the discount the unit can be bought at 1mil- less than 1.1 mil....that is an entry price definitely low for a landed 3 storey and gated community with adequate clubhouse facility...aside from being central(walkingdistance) ard school, the domain neo cyber shoplot, dpulze, cbd perdana, mmu...goodbuy in my pov as a potential upgrade for my father in law family as he plans to trade in bungalow lot in semenyih and upgrade here....the unit also is incredibly visible among main roads in persiaran multimedia n jalan ceria..this will generate interest for any well off ppl that likes this area n plan to stay here..so if we change plans and decide to let go will be easier as i think this unit once completed should worth at least 1.6-1.8 mil... if i invest soley based on gaining short term profit with very high margin on loan this might be incredibly risky as we dont earn big...but if my FIL entry with 800k-900k cash and top up with additional minimal loan 100l-150k....it seems kinda ideal as a big family stay...

Budget of Rm 1.1-1.2mil > can buy subsale semi D 40' x 80' in GR lor.
Not considering GR at all?

prefence is subjective bro ....however your suggestion not bad i might go in take a look ard later...but at the moment still prefer ard this neighbourhood area.....many amenities is within walking distance.

From what I understand the downside of GR are high maintenance fee + nearby to gas depot (1km) + border of cyberjaya / putrajaya + slightly away from amenities compares to CR location. But, don't forget that GR is the nearest to ERL + future CCC.

Cristal Residence likely suites u well, if price RM 1.3+ M 10% + 7% discount.

The land is small, but believe the build up will be huge.

From the map, I believe Cristal Residence location is good, she is situated @ one of the "happening" place.

For this location, highrise confirm good, but HER will based on personal preference.

Reasons to get a unit:
1. Shopping malls are coming up in these 3 years;
2. TGV cinema has confirmed to come into Cyberjaya;
3. SRJK © will be in Cyberjaya in 3 years time;
4. SEGI U will be in Cyberjaya too;
5. Situated next to CBD, the most happening in Cyberjaya;
6. Surrounded by high-end and reputable development (Symphony hill, Paramount, etc.);
