Well, this is my thread and i m sharing the issues so readers form their opinion and raise their awareness of this developer.

If you want to judge, i believe a seasoned property agent and flipper like your goodself would definitely know how to do some due diligence on this developer instead relying on spoon feeding? rclxub.gif My invitation still stands for you to come by to see for yourself and speak to the residents here, of which i will gladly arranged. This would be the best, unless of course your agenda is something else.

tongue.gif coz i was foolish at that time to think this might be a project worth looking at!lol

As time passes by, the true colours of the developer started appearing big time and more nonsense happened and it got many residents pissed.

I have been to your taman....beside flat.... Infront factory...behind a small forest....center small garden....your taman dev build it nice....kundo to them.....I actually see your intention.. saying nasty things....you are those type of buyer....forever complaint...forever demand more.....you pay small amount dont demand for great products equal from sunway la.

I think u need go inside the house and judge, cant say he is a full complaint type by just looking at the taman side.
Everyone have the right to demand the best.

I did go inside the house.....have you?....read this full complaint guy...50% hold by the family....I demand basis...end up his basis is sticker games....wtf.

I didn't go in.

So the empty unit condition inside do u think is that bad?
I just gone through the cari Chinese website... there is one complaint on its property with the photo posted. Looks bad.

but doesn't state which property la.

if the condition of impian tropika that bad like the link below and developer don't want to fix then it is really a sucker

I have to correct you that i didn't pay a small amount for what i have here, and nope, i didnt expect it to be like Sunway, just wanted a house with minimal defects, an RA that works, a Taman cleared of rubbish and construction materials, and a transparent and honest developer, which unfortunately wasn't the case.

If the truth hurts you and you deemed it as nasty, than it is too bad.

and oh btw, when i took VP of the house with a 3 pages defect list, i was told that they claimed that their workmanship was better than sunway! tongue.gif

Which part of sticker game you do not understand? You mean you want to draw the technical difference between the family and the developer, so that is to say that developer owned units is not by the family while the ones they registered and bought are? I'm surprised that this comes from a self proclaimed agent and flipper!!

There were already plenty of versions of One Amerin sticker game by a few other agent comrades of yours earlier so unless you practice selective amnesia, i think you would have seen them.

So let's see whether people trust the feedback a purchaser who fork out money for it(and with other purchasers who dare to come out in the open) or an anonymous agent whose intention is very clear which side he is on. brows.gif

I believe what viral say got his reasons, does him nth good if he keep complain the developer. For sure they have serious problem. One amerin is close to d impian, if this project success I believe it benefits viralflu too. I don't see the reason he purposely complain. I look at it as precious past customer feedback.

If I would have see thus thread earlier I won't step in. But since I am already in I just can hope they improve in this project although looks very unlikely there will be much improvement if the way they are doing business and management is based on 30 yrs ago principle.

With this kind of customer service nowadays, I doubt they can survive long term. Secondly, not being honest in business, if you have no confirm tenants, just say so. Giving all sorts of assumption on anchor tenants of the malls just to sell off the units shows the ethic they have in doing biz.

Even if the building complete, I am worried on the maintainence now, worst nightmare, poor maintained mall n residential apartment. Not sure if they have problems maintaining d impian since most of the vacant units owned by them very likely maintenance fee is not paid.

Just to share the state of maintenance at D Impian besides the fact that they refused to hand over the RA, and also publish the bank accounts(for obvious reasons!) and RA constitution , and the AGM etc, when we first came in, there were two night guards(with hourly patrols) and two day guards, with all CCTVs working perfectly fine. After one year, only one night guard and two day guards left, and two miserable CCTVs left in working condition.

Add that they conveniently used the empty plot of land as a storage site for their construction materials(of which we had already submitted a successful appeal to MPKJ to issue a directive to them to clear the site), i guess these issues give a glimpse of their sad style of management and attitude. They still think they owned the plot!! Repeated calls for dialogues with them on this issue and the RA issue fell on deaf ears and now this silence is deafening and had woke up the residents. I think the next step forward is to seek legal advice and utilized all regulatory channels to shake them up.

Another ridiculous issue is that whoever dare to make noise to them, the all powerful developer will refused to sell you additional access cards should you want it. They even resorted to instructing the guards not to let some residents in but too bad they probably failed to pick out the by laws of a gated community that the guards have no legal rights to stop residents from going in. doh.gif Ridiculous? Yes...childish? Very!....

A new resident who recently moved in got the shock of his life when the developer billed him using the RA his maintenance bill to include the water bill for the past three months of the developer Unit next to him, alleging that he stole water from them during his unit renovation period. This was done without any solid proof! The said resident's attempts to contact them to have a meet up to discuss this was flatly rejected and further attempts just went silent. When the resident asked to buy a new access card, the response from the developer was"you go settle the bill next door than we consider selling it to you"!! Seriously, WTF is this?? Developer acting like we rented the house from them or was it their CSR exercise giving us the poor peasants a place to stay? Neither, it was bought with hard earned money at the prevailing market rate. So go figure whether this is a developer you want to deal with?




* Just an update, at this material time of writing, the developer had ignored MPKJ's directive twice to clear the site that is a fire, safety and hygiene(Dengue) concern. We had wrote to the environment ministry and will be following up closely to ensure this irresponsible developer carried out their responsibility.

Quite a few more incidents but caveat emptor for all who are looking at One Amerin. It is something that cost a few hundred thousands or more and not small change as someone and also the developer make it out to sound that buyers are complaining too much and should just shut up. On the contrary, they should be the one to shut their trap and get cracking to sort out these issues both at One Amerin and D Impian.

For everyone's sake I do hope the developer knows and read this forum. Also do something about the feedback given. No one can be in the game for long like this and the project has not really started already reputation gone south.

Since today very free, let see some photos of a brand new 2.5 mil and 3 mil bungalow exterior. I have to dig those i have for my units from my hard drive tomorrow so enjoy these and you can draw your own conclusion what the interiors of the houses will look like. The above are pics that reflect the two most expensive houses in D Impian. You can imagine the condition of the rest of the cheaper ones. I love the first pic, the crooked pillar. Trust me, i have quite a few walls that are crooked when i first got the keys to my unit and the response i gotten that time was " Boss, Its like that one la...."

I wonder what is the reaction if you are paying 2 or 3 mil and this is what you get what get the keys!
