this project is too near those low cost flats hence if u wanna do rental play the target audience will be of those living or working around that area. Entry at 460k+ not appealing in terms of ROI. With that money rather go in Sandersons Bukit Serdang. But again no project is bad. Depends what u looking for.

Balakong lacks a nice park where people can bring their families to enjoy nature like bkt jalil. But that cannot make money so people just go to shopping mall lo

Any confirmed tenants? I feel there's just too many shopping malls mushrooming. Even Cheras Sentral which have been revived (and so near MRT) is not really seeing the crowd what's more these small potatoes.
The only catalyst is it's along the Silk Highway, Mines is nearby (which it's aimed to be the Health City of Malaysia).
Launching SOHO is very salah in my personal opinion. Surrounding area also so so only....average income earners. Somemore 1st timer developer do shopping mall....so many areas of concerns, I am skeptical.

Yes, it's a big IF here that you have raised. I recalled Mines Shopping was almost dead before CapitalLand came in. Then they build Mines 2 and that went dead too. I am hoping CApital Land would come in to rescue it too.
Mines is no longer a newbie when they tried to run Mines 2 also hancur. Making a mall successful is not simple.

I observed D'pulze in Cyberjaya is also a first timer doing shopping. A lot of complaints albeit small and for me I think the developer has done a splendid job. But it's different as CBJ is a controlled development overlooked by master developer (even government) and as it's the 1st ever mall in Cyber hence many well-known retailers, F&B all rush to come in.

Perhaps I'm overly pessimistic but I've yet to see a first timer mall operator that does a sterling job.
Unless other forumers have other experiences that's willing to share. cool2.gif

Hear from who? There are another 3 AEONs within 6-8 km radius (AEON Balakong, AEON Mahkota, AEON Big Hussein Onn). I would be very surprised if it becomes an anchor tenant there.

For everyone's sake I do hope the developer knows and read this forum. Also do something about the feedback given. No one can be in the game for long like this and the project has not really started already reputation gone south.

Curious. ..were there any more of previous projects donr by this developer n I wonder if those are also as terrible. Certainly a developer to avoid at all cost.
