a problematic and irresponsible developer will likely result in a problematic project. A developer who do not have the courtesy and guts to face/talk to their customers to resolve existing issues do not inspire much confidence in their future projects!

I just realized that fat madam's ( CEO/Director of this developer)favourite excuse is "I'm in a meeting" whenever residents want to find her. The classic scenario witnessed by one resident was such that even if she is the only one present in the office on a Saturday afternoon, she will also tell you she is in a meeting now and cannot talk to you!! biggrin.gif

problem is will they honour the LAD and not resort to all the textbook tricks to delay or ignore? Given their reputation and past dealings when it comes to problems or issues, it will be interesting to see how they deal with the LAD if it happens.

Of course there is the tribunal that owners can go to to seek redress.

i dont understand how the developer manage to secure 4 or 5 years spa period. the loan interest servicing will be a burden. 3 years is actually max.

maybe should only concentrate landed nowaday. pay now 2 years later got key. then flip and get profit buy merz

compensation that a developer has to pay if they did not complete the development on time as per the SPA agreement.

It will not be a surprise if this developer will do what they had done with Impian Tropika in order not to breach the SPA date for completion, i.e quickly anyhow rush job and work in cahoots with the architect for the CCC. When you take VP, you will see the units in a complete mess with fray wires, missing sockets, wet works still yet to dry, half past six paintwork, roof truss still missing a piece, slipshod tiling, debris all over etc.

They will then tell the purchasers that they can complete the defect rectification forms to sort out the defects, where in reality, these are not defects but uncompleted works or still W-I-P. You press them further they will then point to the fact that the architect had already issue the CCC so that means it's completed!

with such circumstance, u can put the Architect and report to LAM, the Architect license will be suspended or revoked.

this is serious misconduct of professionalism

CPC or CCC by Architect is by all means that all works must done to specification and complete with satisfactory.

they cannot left those uncompleted work unattended and treated as defects for DLP.

Architect always worry on this

so One Amerin purchasers please take note, arm yourself with a camera and start snapping away during VP if you see any issues with your unit! this could be a good way to safeguard yourself.

I honestly regretted not doing that when i took possession of my unit at Impian. There would be at least 1 GB worth of photos to report to PAM! shocking.gif

Over the period of DLP, been doing the defects so now DLP already over. i would say the rectification approach is superficial at best.

I start dislike all your comments. It is not helping One Amerin Resd. buyers with none stop talk bad what in the very far future.

I think other buyers same opinion like me. We buyers wanted this development making money for us.

Using what happened historically with this developer to give everyone a flavour of what to expect is what i'm doing. I know the truth hurts for you but i'm sure many others will agree that this is no speculation. This is factual information. How it will pans out for One Amerin remains to be seen.

remember the thread is not only for buyers, it is for potential buyers and forum browsers so negative or positive info, it's to be posted. I like to feedback what this developer had done with all the residents here in Impian. Anyone else who have had superb experience with them are more than welcome to post their experience too.

If you honestly dislike what i'm doing, by all means, please create a new thread to sing the developer praise. smile.gif

i noticed the site is starting piling works, not sure belong to which developer.

a temporary gallery (cheapskate type) also rushing to complete on site now. i believe is belong to CHS

Selling for so long already now only start built show gallery? I think that one is for another project.

One amerin should be the one inside which is doing the base job. The show gallery site is just cleared the ground, just not sure what project is that.

Cheras Hong Soon, heavily packed Soho and service apartment. thats the sales gallery for.

then up hill abit, the land is belong to Merz. Now they had clear the land.

but i notice the piling rigs one amerin use is like for low rise development. not sure what for.
