Pricing is still being considered right now, with no clear indication yet. There is, however, an intention not to seek benchmark prices so this should translate into "reasonable" prices, given its prime location.

Info is scanty at the moment. It will be tough to compare with others at the moment. Density, location, price, concept, land tenure, layout, maintenance, GBI, facade, USP, etc. will come into the review next time.

This project has better location than The Robertson simply because alot of established O/G local and MNCs are located closeby.

of course star residence is better than robertson. Definately price for star is 40% more expensive than roberson. Star residence is just 5 min walk to KLCC. If price less than rm 1800 psf, can sold out easily.

1800psf i.e. cheapest 900k+ Zzzzzzzzz. Can skip. Jln yks there still have plenty of choices lower than this. Small 7xxsf rental there hard to touch 4k. 9xxk stll bbb?

Price = 750 sf x 1800 = 1.35 mil

Yield = 4k * 12 / 1.35 mil = 3.5 %

If i have the bullets i will be sure to get one of those.
Malaysia KL is still the cheapest city among ASEAN country with one the highest GDP.

Rm3k psf only few super brand like banyan..4 season..etc. ..even troika is hard le 2kpsf. Need to b realistic a bit. While looking at the highest psf in klcc..u need to see the lowest psf available in klcc as well.

Spore CBD vs ulu like woodlands only 30% or do you consider Upper Bukit Timah as ulu? I think we cannot apply normal pricing barometer for Tier 1 KLCC properties as these are not for the Ah Bengs and Ah Lians. True there may be some props like Mayang Court which is in the heart which are below 1k psf due to age but then we cannot use this to assess Star Residences. For that matter, do you think 4 Seasons should be priced at 1200 psf? whistling.gif

I think dibs will be given in other monetary value....

Smallest size is now 625sqft instead of 570. Bestest view is unit 11... Dual view...

The other good views are facing swimming pool cum KLCC but may be partially blocked by RT2 and RT3 plus wo other new blocks u/c. See my earlier photos....

personally pick Robertson, as the any movement of Plaza Rakyat or Warisan or BB centre or even Jln Alor beautification will push Robertson higher . m2c hmm.gif

of course, but with a premium and the price in KLCC (I believe) is very much at peak or near with risk of correction. pudu still not a favorable location but no doubt strategic. Pudu needs some time to tranforms into a better place as redevelopment taking place one by one. hmm.gif

It is a tough comparison.... Better compare star with adjacent projects....

Should compare Robertson with SGR or other adjacent equivalent....otherwise a fennel2 is a big spannar to the equation....

You forget to mention this will be 5 year down the road.

Likely 5 year down the road people can swallow RM3750 rental without choking.

My friend called and was told the selling price is RM1700 average. 1500 should be lowest floor few unit after discount / rebate. 625x1700 = RM1,062,500.
1m+ studio with 625sq ft and no parking lot will be a good "bye for me. (I'm poor)

Think developer increase the size to 625 sqft to make it price over 1m so foreigner can buy.

Actually I tend to think that increasingly it's getting harder and harder to get 5% yield on rental.

It might not be possible anymore.

People have to derive the yield part from rental and part from capital gain, depending on how long you hold the property. After holding for some time, the yield % also gets better.

Actually if one reads the postings in propwall about hampshire and meritz, they seem to give pretty negative comments about investment around the area.

Star residence oredi open their gallery at kl convention centre 3rd floor today. If u wanna whack choice units better go now n dont wait 4 tom. Most units priced above rm1.0m for foreign purchasers. N dont forget it comes WITHOUT carpark.

Sure bro. This is JV between Bolton and UM land. Both companies got fair chance to wallop choices units...

I went to their sales gallery at kl convention centre. Their sales chart is electronic so no more manual stickers. Still plenty of units available. Dey r not opening level 7 to 11 yet. Level 7 is residential 1st floor. Each floor up.is abt rm3k.

I think Idaman Residence subsale is a better bet than Star Residence. Idaman was completed in 2008 n still in good condition n will command a better rental yield than Star n Idaman on psf basis is also cheaper.

Idaman comes with a covered carpark. SA 4 Star told me since they dont sell their carpark, buyers can rent a carpark lot for rm400 a mth. Maintenance n sinking fund another rm0.44 psf.

I dare say that K Res and Hampshire even better buys with their locations. K Res is practically surrounded by 4 Seasons, Le Nouvel and Star Res and especially now that KL Landmark has refurbished Avenue K.

Was there this morning. Most units facing KLCC gone. Sales is fast and furious. Mostly 625 sq ft single bedder. There's 40th plus floor ones going @ RM1800 psf.When I was there, only 6 units KLCC view left. Have to be careful as only 2 units per floor faces KLCC between RT2 and RT3. Not for me, price too expensive and too high density.

Given rental mkt abt 3.5k to 4k for 1 bedder at klcc, rm400 additional carpark rental may make the rental yield unattractive. If extract the cp, tenants have plenty choices out there. If the pricing of rm15xxpsf for 6xxsf still available b4 8pc disc n 3p dibs rebate..i think it ll be sold out in no time. what's left now are surely biggie n high psf.

RT 1 - 557 units (57 storeys)
RT 2 - 490 units (61 storeys)
RT 3 - 490 units (61 storeys)

Brochure is a single folded sheet. For a million plus property, it is sorely lack of info. The marketing focus is on KLCC, amg moh tenants, train station and the facilities. RT 1 is blocked by Getah Asli and another project (Intercontinental?) on Jln Ampang side. Then RT 2 & RT 3 is in front of RT 1. In my opinion, this project is a little bit ambitious.

And you pay about RM 4.5k per month if you get a 70% loan. Av rental in that area is 3.5k.
Tough choice but plenty of takers. But KLCC area is famous for good price, low rental syndrome.

Frankly, I quite like this project and location amongst those all in Hampshire or Kia Peng area.

Will be good if they can widen the road when all the nearby developments are completed.

As of now, low floor units are moving fast....I supposed some see positively and some see otherwise...

That is the trend moving forward.

Many luxurious condos in Sg are some of the tallest so that they can distinguish from normal condos.

The only problem with KL City apartments is THEY HAVE VALUE BUT NO READY MARKET as our high income earners, working/managing expats and developed country tourists' community are relatively small.

Once Ibis Hotel and opp STAR 28level condo is ready, whole Jln Yap Kwan seng will different look compare now with old zero lot bungalow and recon car's dealer.

When you see folks snapping up the small match box units at 1500+ without much of a thought, one cannot help thinking that these big size apartments have the value ( as what Patrick kor is saying) but no ready market. The catalyst is for expats to flow in once KL regains its attraction to foreign investments. At this point, we are at trough/bottom waiting for an upswing. drool.gif

hopefully this will soon change as the Malaysian govt tweeks the taxation system further. And more people will find it beneficial to declare their "actual income".

With that, banks are willing to lend more, and more liquidity will flow in.

I'm referring to the klcc secondary market. Catalysts will be HSR, Islamic Financial centre at TRX, MRT rollout. Frankly we are now at a low point in terms of expats, FDR and brain drain no thanks to govt policies.

Actually our expats have increased.... is just that, this time they are mainly from Middle East, North Africa and South Asia. And btw, many shops in KL today are owned by Bangladesh business man. And China nationals top the MM2H list.

In the oil/gas industry, many MNCs are hiring staffs from across Middle East. My former boss was from Syria and his whole family migrated to KL recently. He feel welcomed in Malaysia except some occasions where he felt some discrimination from property landlords.

I believe that KL will become a secondary hub for expats from Middle East and India/Pakistan in years to come as our government is very aggressive in offering incentives to oil/gas companies.

Possibly but considering the prices of new launches ie 1500 psf and higher, which is 20% or more vs secondary mkt prices, the latter will be buttress somewhat. Note that prices of outlying areas ( outside of KLCC) are at or almost KLCC secondary mkt levels.

True, the quality ( don't mean to downgrade anyone) of expats is lower. The allowances given are oso no longer as generous as before ie localized etc.
I like to look at the positive side ie instead of our country be forever caught by the Middle income trap, I'm confident we will think of a way out not so much because Govt all of a sudden become smarter but because the alternative is too disastrous a situation to contemplate. Assuming this happens, the leap will be a quantum one to another level. icon_rolleyes.gif

Certainly will need to move away from our current agro commodity dependence towards value added , high tech and knowledge based economy. The index measures a country's competitiveness based on "the quality of talent it can produce, attract and retain", said the press release.
Countries are ranked according to their scores in six "pillars" - enablers, attract, grow, retain, labour and vocational skills and global knowledge skills populated by 48 variables.
"This allows a broad combination of data measuring how a country grows, attracts and retains talent, going from government policy and quality of education to sustainability or lifestyle, for example," the press release said.
Enablers cover the regulatory, market and business landscape. Attract refers to external and internal openness. Grow reflects formal education, lifelong learning and access to growth opportunities.
Retain points to sustainability and lifestyle, while labour and vocational skills encompass employable skills and labour productivity. Global knowledge indicates higher skills and competencies and "talent impact".
Singapore ranks very highly on enablers (3rd).
"It is one of the easiest places in the world to do business with a strong and stable political setting," Insead said. "It is able to attract foreign students and is strong in higher level skills and formal education."
But Singapore can do better in internal openness, access to growth opportunities and employable skills where it scores relatively low. Also, while it is placed runner-up in the overall index and the sub-index for input, it's at No 6 on the output sub-index. But Mr Lanvin said that being a relatively new nation, it takes time for Singapore's input to be translated into output.
First-placed Switzerland tops both the input and output sub-indices. It excels in almost all the variables. The country's least convincing performance is in the attract pillar.
The Global Talent Competitiveness Index is expected to be published annually, at least for the next five years.

As long as they remain in power, it will be a long wait for them to change, if they do. Look at recent Johore announcement on weekend change, these guys do not care about the others or the economy as long as their main agenda is met. doh.gif On otherhand, its really a low hanging fruit as most of us know where the main problem is. whistling.gif

They have more than 1500 units to sell. It wont b easy. One of the highest density devs in KLCC. Current block those leftover are mainly 7xxsf. 6xxsf all 7788 except high floor.

Earlier got people super optimistic about this.

Obviously now the sentiment has changed.

The current affair seems to prove the point that KLCC area has value but no immediate market, all the more for higher built up.

Actually there are several big projects in close vicinity of the Robertson - Warisan Merdeka, Pudu Jail redevelopment & the revival of Plaza Rakyat.

The Star Residences has the upper hand in terms of location but with so many buildings surrounding KLCC, it will only lead to heavy traffic congestion around that area.

Obvious Pro's:
1. Awesome location. Really is 2 minutes walk from the Avenue-K (via the rear exit) to the actual site. Another 2 minutes stroll from within Avenue K to the KLCC LRT. With a prominent landmark a stone's throw away and an already well known functioning LRT (versus certain developments which promises a MRT in the future).

2. It's "Phase 1". If it's right, snap it up early for best return. Some of the discounts, make the ROI (for a buy, semi-hold, sell) reasonably attractive.

Nightmare scenarios:
1. Property bubble bursts. KLCC property has not enjoyed the optimistic increase psf as other KV areas (or southern corridor). My personal view is most likely stagnation or minor dip. Just hold extra 5 years if need be.

2. Developer abandons project. IMHO, low likelihood. Just a risk I'll have to bear with.

3. Entire Malaysian economy goes South, creating a spiralling effect of loom and doom. Would Malaysian government sit-back and do nothing when Vision 2020 is upon us? Can the economy recover in 5 years (since I've planned to hold extra 5 years if required)?

I'm not a BBB fanboy, but as long the development is completed as planed, overall, I think it's all good.

I think it's a smart move. With rising prices of electricity things will definitely go up.

We are in for a hyper inflation year.. So things will go up.

Moreover this is a 5 years project... Anything can happen.

How about the density? 1500+ units vp in the same year? Rental mkt ll be damn crazy with this supply.

With 1000 units more to sell next two blocks, if the sales stuck next yr which likely to be tough yr, the abandon risk ll rise dramatically given also its big exposure in iskandar.

Wat say u on the above?

Abandoning the project will be remote. Most is they can delay the launching. Can't go wrong with the location as this is the centre of the Universe as far as Msia goes. Key is the transportation infrastructure. LRT and MRT is way to go in city living. rclxms.gif Congrats to folks who have bought in.

Plan A: Primarily to buy and sell upon completion. Will let go if 20% margin gained. Else....

Plan B: Bleed abit while trying to rent out (or just stay as holiday home). With 35 year mortgage, monthly commitment after deducting received rental wont be significant to dent my finances (the key question i asked myself was whether I had the holding power...maths told me yes).

Well, I guess I personally (key word personally) do not feel it's that high a risk, and the concept sounds right. smile.gif

To be fair, initially, I thought wouldn't the money better be parked elsewhere? But a sifu told me, this is a lifestyle concept development. People do not stay in KLCC because it's most economically sound. People who drink Starbucks do not really appreciate coffee, it's for the zing, and the target market for KLCC properties are aimed at different target groups. (Sort of like why I don't understand why people pay top dollar for a Rolex, when it's really meant to tell time, and it'll increase risk of getting hands' getting chopped..)

At the end of the day, there will be hindsight heroes in life. "You should've, or could've done this or that...". As long as the action was measured and taken consciously, and potential consequences taken into consideration, then it's better than sitting on the fence. I took the road less travelled, and that has made all the difference (whether good or bad). blush.gif

You sound like you have your financials pretty much sorted out. My friends and I who have invested in the KLCC area have had no regrets. There will be some waiting period for tenants but once obtained, it has been pretty much plain sailing. Quality of expat tenants oso higher tier. Your unit being small will be quite easily rented out. Go celebrate! thumbup.gif

Taiko, don't dare to count the chickens till they hatch (assuming they do hatch).

Quality of expat tenants depends on both global market and Malaysia's market outlook. Some expat colleagues have mentioned that the allowances they receive become increasingly competitive (may be a positive for studio unit sizes aimed at single or young couple expats).

Any thoughts on how the hike in electricity tariffs, GST would positively contribute to increase to property prices? There is talk of inflation 2014/2015 (and stabilizes thereafter in 2016). For conservative investors, keep you cash safe and when for the hammer to fall. Once it does, "Cash is King" and grab the low-lying fruits. Patience is a virtue for the fore-sighted.

You sound like you have your financials pretty much sorted out. My friends and I who have invested in the KLCC area have had no regrets. There will be some waiting period for tenants but once obtained, it has been pretty much plain sailing. Quality of expat tenants oso higher tier. Oh, I don't mean celebrate on the coming rentals but on your purchase. Prices is a function of supply and demand. Cost increases will have an impact as these will be inflationary. I agree that Cash is King but mind you, having too much of it in an inflationary environment can also be a killer ie it gets smaller very fast. The key is to have enough to take advantage of opportunities when it arise. brows.gif

20pc gross is a bit low in term of risk return but at least u have a reasonable mind without putting the figure in different time zone. You have done ur homework n exit plan. Well done! Moonstone, u make money when u purchase not when sell it ha. Holding power is key in klcc. I like the concept too. I would prefer them delay the launch of other blocks than having it one go.

But maybe some people just WIN regardless. In KL City market, your chance of getting a MAT SALLEH expat is still high.

I think pudu side, the profile of tenant ll b slightly different from klcc mkt. Given plenty of choices in klcc, though robertson is cheaper, it needs to offer much much lower rent to lure tenant. Definitely cannot say it is klcc as this dev n loc doesnt provide klcc lifestyle. To walk over to pavillion or bb, u need to pass through those doggy shops n pimps. Emmm....

i think you do not need the KLCC view (it is difficult as it is too near to the twin towers). You should tell others who buy properties in the future, that, in addition to KLCC view, you also get STAR RESIDENCE view! pergh!

this place all i can say is happening.. lots of students, colleges, offices across, sure to draw potential markets for rentals.. but it will be arabs, foreigners, englishmens, starbucks is opposite, mamak is beside, banks needless to say..

I feel Star is quite affordable compared with many other KLCC/BB condos.. tribeca n face platinum being some of the names..

I heard the Sales people are going oversea to find customers. Properties in KLCC is not what most local folks will usually buy. I supposed Tribeca and others will also have to find oversea buyers.

wahh i was under the impression that sales was very good.. smart developers will go overseas first then only sell local.. let all d foreigners sapu so they less stress. i think Tribeca sold like 45% to foreigners.. tht one is d most overpriced condo in KL IMHO..

Sales good or not good depending on your definition lar. Maybe sales 50% is already considered good ?

I think they probably over optimistic, so they did not plan for oversea sales until they realized it later.

Anyway, anyone has the sales figure ?

Phase 1 started from 1500psf..wow, 2nd phase 2000psf up is quite steep. However, interesting as many sites may launch more than 2kpsf in 2015....ok there is one will surprise everyone.

Developer is facing some delays due to the new requirement for strata title submission prior to application for APDL. Rescheduled to some time in October.

Also, a quick update and correction. Developer is spending RM70mil on the facade, including the special treatment of hte carpark area. Yup, that's right. Seventy.million.ringgit. Buyers can be assured of a good looking completed product.

This is very expensive project. I am not sure whether local buyer will be attracted to buy this property.

Recently, I saw many cranes over there, however, it seems no major development activities. Maybe someone can tell me what is the progress right now.

KLCC area is now over supply. You can see it at the night time. few lights on means that the occupancy rate is low.

Similarly to all location, you need to know how to separate chaff from wheat. If you generalise everything you will miss out many opportunities. smile.gif

Relatively smaller unit at Idaman, Hamshire, My Habitat, Mark residence, Panorama, and summer suites also not occupied by the tenant/owner.

To me, I can conclude that due to over supply....

Interesting topic. Mind to show us how u carry out the observation?

walk slowly and take photo each time u passby the building and do yr calculation?

How can u assure that certain unit is vacant? Cos I know certain groups of ppl from northern or southern Malaysia like to buy in central and make it as vacation house. They will come over once or twice in a week/month

DPC/ KLCC/ Mont Kiara. These are hotspots for that type of collectors. Limited stats from my estate agency owner fren based at PJ, might not apply to the whole kl.

not gona comment on oversupply but dis developer is among the worst ones in KV in terms of final product, progress etc..

Ask any1 staying in tijani/arata or any other of their projects like the wharf n u will find out..

From the list above, you probably just spread the net over the klcc condos.

Some of the KLCC condos are majority owned by who's who and they do no mind leave it empty. If you are not up to the rank, obviously you will be surprise to seen empty condo, no transaction but prices holding.

What is your purpose of investment , is it for rent or flipping. This project should be completed in 2020 or 2019. If you want to sell after completed at 2500 psf I think a bit hard.

Thanks, I'm looking long term 10 years to sell. In the meanwhile I plan to rent to couple or young professionals. How much would you say someone can pay for a 1+1 brm high floor in such project? 820sqf unit 40+ floor. Am I looking at 3000?3500? 4000?

For me, it really depends on the delivery of the final product.

Hows the STAR Boulevard retail complex going? Will it be an attraction on its own? Will KLCC stayers move here because of great dining, great entertainment, etc?

If we solely talk about the market situation, then it's obviously slowed down in recent months. But we won't know 5 years down the road. All we know is there will be alot of COMPETITION, there is an increasing supply of Branded Residences coming into market.

troika is a nice building, and build by a good developer and get a lot of rewards. the current rental for there is RM 5000 - RM 6000 for 966 sqf. Selling price is only RM 1500 - RM 1600 psf. I think now is a good buy for investment as the market is slow, those property already willing to reduce 10% - 20% compare to last 2 years. So look for the existing building rather than the new building. You will see a lot of nice building around and worth it.

Troika the launch price is rm 1000 psf. Now RM 1600 consider appreciate. Troika do have 1 bedroom.

Like gks mention the condo, I personal like vipod.

However compare Troika and Vipod. Definitely Troika win.

The beauty of vipod it is sandwiched between Pavilion and KLCC.

Not many condos can beat that. and expats love the location.

Furthermore, the size is compact and therefore affordable rental versus similar setup in other condos.

The so called branded residences have been popping up like mushroom these couple of years. KL got so many high end rental demands for such residence meh. Or is it just purely head I win , tail u lose for developer and vice versa for owners only

Showroom for The Star Residence is now open. Woot woot!

I feel like type B is quite spacious though. Probably spacious enough for single and couples.

Show suites ready for viewing to public, after much meticulous planning. Do drop by this Saturday to view in person, to appreciate the Quartz kitchen counters, the Onyz vanity tops, the customised Gessi (from Italy) bath fittings and Villeroy & Boch sanitaryware. All in a W Hotel inspired design setting. The units are more spacious than you would imagine for the sizes of 700 and 808 sq ft, a result of good design planning.

Been to the sales gallery. in general must say the overall concept has nice vibe and layout is practical.. Some notes from the visit.

1. those layout with sharp edge just waste of space as practically the owners couldn't play much with space or any furniture placing. Hence a round sofa on the living
2. The finishes on the flooring could be better than just use engineering timber flooring. For the price tag, it should be solid timber and nothing lower.
3. Design flaw such as wood flooring across the unit inclusive the kitchen area. In medium term, the flooring will give away due to seepage of water, oil etc. Marble flooring should be used instead
4. Once completed it should be one of the most iconic façade with varying window frame and cladding.
5. Marketing with target retailers will commence very soon.

In summary, quite a good product and location within KLCC vicinity however I think the premium is slightly on high side.
