QUOTE(propertybbb @ Nov 2 2013, 12:19 PM) 1800psf i.e. cheapest 900k+ Zzzzzzzzz. Can skip. Jln yks there still have plenty of choices lower than this. Small 7xxsf rental there hard to touch 4k. 9xxk stll bbb? QUOTE(ecin @ Nov 2 2013, 12:56 PM) Assuming 750 sf, 1800 psf, and 4k rental, Price = 750 sf x 1800 = 1.35 mil Yield = 4k * 12 / 1.35 mil = 3.5 % That's a minimum yield.

QUOTE(savants @ Nov 2 2013, 01:17 PM) RM1800 psf in within KLCC is no more expensive. KLCC area already touched RM3000, we will be seeing higher psf in coming 5-10 years. If i have the bullets i will be sure to get one of those. Malaysia KL is still the cheapest city among ASEAN country with one the highest GDP. Buy for what reason ? If the rental yield is poor and secondary sales market is slow ......

QUOTE(bb68 @ Nov 21 2013, 03:45 PM) So, are we comparing 1. KLCC vs Pudu 2. 1800psf vs 1100psf personally pick Robertson, as the any movement of Plaza Rakyat or Warisan or BB centre or even Jln Alor beautification will push Robertson higher . m2c But KLCC is a more prime location. Business travelers will likely want to stay around KLCC.

QUOTE(boyslikeboys @ Nov 21 2013, 04:37 PM) 625 sqf x 1500 = 937500 nett nett after dc = 900k (conservative) 900k * 5% = 45k 45k / 12 = 3750 3750 for 600+ sqf? niche market already Sorry that's the only way i will decide to / not to jump in (cuz I'm poor) But heck those that can afford wont be even calculating... You forget to mention this will be 5 year down the road. Likely 5 year down the road people can swallow RM3750 rental without choking.

QUOTE(boyslikeboys @ Nov 21 2013, 04:53 PM) Love the way u justify target market different, not for the faint hearted.... everyday clubbing downstairs.. you might be right, empire city rental 1.2k + already for 363 sqf (according to posts in thread) Actually I tend to think that increasingly it's getting harder and harder to get 5% yield on rental. It might not be possible anymore. People have to derive the yield part from rental and part from capital gain, depending on how long you hold the property. After holding for some time, the yield % also gets better. This post has been edited by puchongite: Nov 21 2013, 05:00 PM

QUOTE(restful increase @ Nov 22 2013, 12:28 AM) Nearest project to it is The Meritz. Average rental for a rm1,400 sq ft unit is Rm6k. Oh! Better go for subsale Meritz then. 1000 sf Meritz about the same price as 625 sf Star Residences !

Actually if one reads the postings in propwall about hampshire and meritz, they seem to give pretty negative comments about investment around the area. http://www.propwall.my/klcc/the_meritzhttp://www.propwall.my/klcc/hampshire_residencesOverall investments around the area is having the problem of "got price but no market", both in term of rental and subsale. Have fun with reading the posts quoted.

QUOTE(ecin @ Nov 22 2013, 03:11 PM) I'm not taking side, just pure independent 3rd-party comment on this side topic, propwall is good for general information; if you've ever noticed, many of their reviews are actually not prof, a lot a lot of detail information errors, bias comments, outdated analysis, and clear mistakes due to writer and who put down the analysis are actually not familiar/next to don't know at all with particular location/property. P/S: Indeed, I'm one of their writers, but I only touch on where I know pretty clearly Okay I just bring it up for discussion only. I am happy if people can prove them wrong.

QUOTE(funniman @ Nov 23 2013, 09:36 PM) Car park: RM400/mth Maint fees: RM 0.44 psf QUOTE(tengster @ Nov 24 2013, 02:06 PM) Bro, I think you heard wrong. Afaik, each carpark rental is only RM200/month and RM400/month for two cp. Don't get too PhaekChaek about it... As of now, low floor units are moving fast....I supposed some see positively and some see otherwise... Whatever is the figure, it is not a commitment. The figure is only good if it is written somewhere as a commitment to the purchasers. The figure of 200 plus minus are from the flower sellers.

QUOTE(Dfiris @ Nov 26 2013, 04:37 PM) hopefully this will soon change as the Malaysian govt tweeks the taxation system further. And more people will find it beneficial to declare their "actual income". With that, banks are willing to lend more, and more liquidity will flow in. QUOTE(CMW123 @ Nov 26 2013, 05:17 PM) What catalysts are there for KL to regain expat flow? At bottom waiting for an upswing?? Thought many people say we are now at the edge of a property bubble waiting to burst We attracted a lot of Indo, Bangla and African expat !
