Even with all this criteria, no bank will allow higher than BLR-2.5% for RM400k++ loan amount. BLR-2.5% is already too good yet he still asking why no ppl want entertain his request for better offer doh.gif

Hi experts,

First time house purchaser here. Need some advice..

I currently got an offer from OCBC bank. -2.35% with 35years installment, 3 years lock in period for a property value of RM385k.

Question – after the lock in period can I appeal to OCBC to request for a lowest interest rate and deduct my years of installment to 25years instead of 35years? Or can I refinance it to another bank? If yes, do I need to pay anything to transferring fee?

---you can revised anytime as long as your income sufficient to support the loan repayment. You may move your loan to other bank, cost involved Loan Agreement Fees, Stamp Duty & Valuation Fees.---

Yet last question, my mortgage loan sales person (he is middle man), he put the lawyer fee into the bank loan. I wanted to pay separately for the lawyer fee instead of putting into the bank loan amount but he insisted to put it into the bank loan. Any reason why he did so? I said I want to have 25 years or 30 years installment but he put me for 35 years (another big sigh). Somehow very frustrated talking to him but I got no choice caused I signed SPA already. Need bank to release the amount within 3 months.

---put the lawyer fees into the loan is for higher commission, just put back the money you suppose to pay into the loan account will avoid the interest charges on the particular extra amount. He extend the tenure to 35 years is to make the application more secure. You can pay $1878 monthly for 25 yrs instead of $1587 for 35 yrs. Any how he is a good banker, appreciate the work he has done for you.

Looking forward to expert’s reply.

Hi Thomas,

Appreciate your prompt reply.

---you can revised anytime as long as your income sufficient to support the loan repayment. You may move your loan to other bank, cost involved Loan Agreement Fees, Stamp Duty & Valuation Fees.---

Does it mean if i appeal to same bank (OCBC) after 3 years I still need to pay for the Loan Agreement Fees, Stamp Duty & Valuation Fees?

That’s why at the first place I said I will pay separately for the lawyer fee as I know I have to pay extra interest rate thus he still put it in. as for the 35years, its too long for me. I mentioned to him earlier to put 25years, if bank approved then only 30years. But now ended up 35 years. Im speechless ler..

Hi All,

I am real estate agent who just started work in March 2013.
As of October, I was confirmed by agency with basic + commission salary.
However I do not have EPF and I can only pay income tax next year.
I am trying to apply for sub-sales housing loan but bankers said that it is impossible to get approval.
Any bankers here who can help me to get loan, kindly inbox me your advice and contact. Thank you !

===Stay with OCBC no fees involved, they maybe extend the lock-in period only===

===It's fine, just pay to your loan instead of lawyer and make extra payment every month===

Hi ALL,

I wan to refinance my housing loan (under me and my wife names) currently under CIMB. I would like to refinance it using my wife name only. Property is under my wife name only.

Please PM me if your bank does not have the 10 years cash out restriction. Only mortgage consultant direct from banks.

Many thanks.

Your refinance under 3rd party loan, should be know your ccris everythings no problem
bank guideline >3k 60%, >5k 70%
Market value - outstanding balance (your housing loan) = cash out loan
commitment is calculate tenure max 10 years, but installment is 35 years

from OCBC,HLB and Alliance Bank
Fast service check market value and calculate DSR
