any ZEC / free legal documentation package available?

type: housing loan (refinancing)
property: double storey terrace
location: PJ, Selangor
Freehold / Leasehold: Leasehold
Valuation: ~ RM500K
loan required: ~RM300K (just to pay off existing bank)
purpose: interesting saving / flexi loan

Not many banks are offering zero moving costs, even so their interests are less competitive. Eventually the cost they absorb will charge on your monthly installment, e.g AIA. AIA offering near to 5% interests whilst commercial banks offering around 4.4 - 4.5% without absorbing any cost.

You may choose refinance loan amount at higher amount to cover your entry costs and enjoy lower interest rate.

I still confused as why bank still wrote in the agreement as "Term loan" instead of "Full Flexi" or "Semi Flex" loan. Standard?

The letter offer is a template that the officer normally will just print which sometimes you'll come across things like OD terms although you applied for term loan.

I'm applied for Semi Flexi but the agreement wrote "Term Loan". where the officer indicated it was correct rclxub.gif

If is semi flexi, it will indicate product name as housing loan, if is full flexi it will be housing loan plus.

Term loan because is a contact between you for a certain period.

1. don't worry, Certain bank offer letter will written as term loan for the amount

2. just look at the product name and the product summary table, for ur reference whether it's semi or full flexi

That depends on your purpose of refinancing
1. Consolidate debts
2. Interest rates
3. Cash out for other purposes

And based on your different purposes will also determine what sort of packages is suitable for you and whether you're eligible or not to take up the refinancing.

2. Who's the spa and borrower right now? and after refinance, remain the same or change?

5. How much is the outstanding loan currently with existing bank?

Or wait for bank B offer first and compare ?

If i had sign the letter offer, is it a must i have to take the offer ?

It's best for you to wait for the other bank offer before signing any Bank Letter Offer because it may subject to a cancellation fee if you decide to sign and take another bank offer subsequently.
