Dear

1. This is developer lawyer, means they know they are in full control. But since u said you are paying for the legal spa fees, means developer aren't covering the fees on behalf of you. This means u can opt for any lawyer for spa... Hence why being force by 1 lawyer when the world is your oyster.

2. delay legal fees, late disbursement, then will be charged penalty.

If not mistaken if you have intention to delay the drawdown then the developer will impose a penalty when the amount of drawdown is not paid up from the date of the spa signed.

So hopefully you will settle all these as soon as possible.

Monthly: RM 4,300 (annual 51,600)
Net : RM 3,850
Commitment : rm720 (loan etc
Credit Card : RM 500 on average


Loan Amount : RM 342,000 (@90%) or might consider skim rumah pertama

Shouldn't be an issue to borrow 90%, assuming you clear off your credit card outstanding every month

Can apply for PBB, MBB, RHB, CIMB, HLB

For first home financing, as long as you fit into these criteria

Eligibility
Individuals aged 18 years to 40 years only
Malaysian citizen only
First time home buyer only
Single borrower/customer gross income not exceeding RM5,000/month
Joint obligors gross household income not exceeding RM10,000/month (based on gross maximum income of RM5,000/month per obligor)
Payment amount must not be more than 1/3 of monthly income
Business owners/directors/partners/sole-proprietorship are not allowed
Property value from RM100,000 - RM500,000

Please find the DSR range for respective banks.

DSR :
60% - RM 230,819.86
70% - RM 311,670.16
75% - RM 352,345.75
80% - RM 393,021.35

Your DSR seems to be at bottom neck of bank's threshold. Are you able to fully settle your credit card outstanding? Or do you have another person to be joint borrower?

Yes, the CCRIS record is kept for 1 year, unless if the account is closed then it will no longer show in the CCRIS, but your existing bank will still have your record kept within the internal system.

If you have recent late repayment and do not close your account then it will still reflect 12 months record.

I'm assuming you pay off your credit card outstanding on time every month.

However if you don't normally pay off the full amount, you can state to me the current outstanding balance that you still owe to the bank.

However if everything is cleared, then should be okay to meet ur 340k loan amount.

May I know if you are buying undercon or subsale. If is undercon, you will have limited bank selection as end financing bank. If is subsale, you will need to consider entry cost such as legal fee, valuation fees and stamp duty.
