I’m plan to get property which may up to 700K new Condo or Landed
1) It will good to select Semi Flex Loan instead of Full or Term loan right? * FD of 150K (non business man hence didn’t see I need touch the $$$).
2) Which banks that
Allow immediate Loan payment instead need to do progressive interest payment?
Offer good interest rate at this point?
Any lockdown or how many years if settlement early (more than 5 years)?
Or where I could get such information? Need do some calculation before hand.

If 3 bank are offer similar 4.25 - 4.3% ELR.

what factor we we should consider as the formula are BR + SPREAD (Margin) = ELR

I understand the BR are various, hence look at ELR or need considered the SPREAD (Margin)?

below the provider. Both with similar facility / lockdown 3 years/ can do repayment instead progressive interest...

Bank A: 4.22% BR 3.52 + Spread 0.7
Bank B: 4.3% BR 3.69 + Spread 0.61

Where peoples said should look at Spread as it will not change hence it major impact after long term compared to BR...

What the view from members?

Well Depend on when you buy the house, pre-launch, almost complete or....If pre-launch or early bird than may take few more much. But if middle it may already in process to different stage.
Normally once Developers send notice to bank it will already start, guess you can't stop it anymore.

Like to check with the expect here.

Bank have approved my loan and we opt for Semi Flexi loan during the discussion. But noticed that the Letter of Offer indicated are "Term Loan" instead of Semi or Full Flexi.
Even the letter head itself "LETTER OF OFFER FOR CREDIT FACILITY(IES) OF TERM LOAD RMXXXXX""

Is this standard word for Semi Flexi?

There is a product disclosure sheet to show in summary what loan facility you applied for, refer to that.

Didn't see anything about the Semi Flexi. Asked the S.A before, it indicated Semi actual based of Daily Rest as long got extra it will minus the loan amount and sub-sequence cause no interest charge.

I still confused as why bank still wrote in the agreement as "Term loan" instead of "Full Flexi" or "Semi Flex" loan. Standard?

Unbelieved...after signed the letter of offer and document mid process. HLx making changed on the T&C that during constriction time any advance payments in the account are not allow to withdrew instead of so called Flexi...

You may want to see whether early instalment are allowed instead of progress interest payment during developement stage?
