M2 is GG. It is far away from the nearest shopping mall. M2 location is neither near Sg Buloh or Country Homes. It is like a place of it own.

Since MCO, the road along Bandar Tasik Puteri has been barricaded using concrete blocks. This has caused further frustrations among residents in M2, M1 not sure. Those who want to go to AEON for supplies need to use the LATAR highway, exit Rawang town and drive towards the NSE road. It is a really hassle.

During MH promoting M1 n M2, i always felt that the selling price is overpriced bcos of the location. MH was giving a lot of cash back at that time.

To add salt to the injury, SCIENTEX has launched their double storey link starting at 450k, which is a stone throw away from AEON shopping mall. This had further eroded the selling price of M1 n M2. The phase 1 SCIENTEX double storey link was sold out in 2 weeks.

When Mah Sing built M1 n M2 next to BTP, they already know that BTP lacks infrastructure and ammenities. In order to attract sales, they gave cashback on selling the properties.

At the same time, some investors were aiming at BCH sub sale market. A 20X 70 double storey link were going for 250K, 20x65 were going for 220K. The minimum selling price for these units as of now are 330k for 20x65 n 370K for 20x70. During the good times, 20x70 were selling at 430K.

Compare to location BCH is old, however it is very near AEON compare to M1 n M2.

AEON should have built the shopping mall in M1 or M2.

Have place to buy grocery, Batu Arang as suggested by jusbella. Or may be go Sg Buloh The Store.

Agree that the road closure is temporary, but enough to cause inconvenience to people staying in BTP, M1,M2 n Batu Arang.

The price of M1 n M2 might drop further as there are new launching surrounding AEON shopping mall. Taman Sari is about to receive keys. There would be investors that wanna flip the properties.

Mah Sing M Aruna launched phase 2 in March, phase 1 fully sold out.

SCIENTEX affordable link house phase 1 fully sold out in 2 weeks. Phase 2 launched in March too.

Too many launches nearby AEON shopping mall, and buying a new property uses minimum initial downpayment compare to sub sale.

I am not trying to look down on M1 or M2, please dont misunderstand. Just that the current economic situation, people are looking for affordability. Gated guarded, facilities, all these come as an option, something that can be compromised. Going back to the basic, we all need is just a roof, a decent layout house we can call home.

Those who buy and stay, no comment. Those who buy to invest, not so ideal.

Please do come to BCH and see it yourselves. The cheapest and lowest range link house in BCH is in phase 1, Jalan Desa 1, which is opposite the BCH morning wet market.

The size of the link house land is 18X 55.
No room on ground floor.
Ground floor ceiling height is less than 9 feet.
Going up the staircase, once u reach 1st floor, u only go straight, left or right, 1st floor has no living space at all.
Only 1 toilet, which is located next to the staircase landing. Master room has no toilet.
MAster room only can fit a queen size bed, with a small closet, dressing table is a bit hard to fit.
The other 2 rooms only can fit a single bed with a small 2 door closet.

I believe you guys would be having a shock of your life when u see the unit if you compare it to M1 or M2.
On the other hand, even though the design is poor, the property is old, the land size is super small, the built up also very small, the rental is GOOD. RM 750.00. Back track on the launching of M1 4 or 5 years ago, the BCH Phase 1 at that time had a sub sale price of RM 130K if i am not mistaken.

The sub sale price now is RM 270K minimum. Occupancy rate is 90% and above.

You guys dont need to believe me, come and see for your own eyes.

I am here to share my information to everyone, please dont flame me. And I would like to say sorry if I have accidentally offended any of you guys here. I have no intention to hurt anyone's feeling.

There are things that i still wanna share with you guys.

I rather buy Bandar Country Homes sub sale house, at least it is easier to rent and the chances of the property appreciate is higher. The attention in Rawang now in Bandar Country Homes, look at the surroundings of AEON and you will know.

MR1 n MR2 are GG. For own stay ok, for investment, definitely bad idea.

Still a lot of auctions properties for M2.

The main road leading from Rawang toll to AEON is almost complete. Hopefully traffic would be smooth after the widening of the road.

Prices of BCH houses are climbing up pretty fast. Seems like BCH is performing better than M2.
