Thank you Brazo for the photo. Good news indeed. Agree with whispering about commercial. There are a few blocks of shophouses next to Royalle, and with Asia Quest reportedly owning part of the squatters land right next door, and Verdana potentially opening an access to Jalan Segambut very nearby, these shophouses have better upside potential now. This area is improving, step by step, slowly but surely.

Bukit Segambut has plenty of potential for appreciation. A place for appreciation. Value for money.
It would be good that the low cost flat ground floor shop lots change to better up market shops.

i'm not saying it will transform overnight.
just saying that having more educated and higher income residents nearby is better for the shops in future compared to current situation.
things change with time, just like your property in dutamas, last time is jungle, but now you collect passive income.
everybody knows how to buy SS2 or Uptown Damansara shops if they already super rich. but if not rich, need to search for places with potential mah...
