Agree. if they can make a difference and most importantly, make it cosy township, the price is reasonable enough to attract younger generation.

At the south of puchong, the house is getting more and more expensive. Well even Lyden at 16 Sierra already selling at such a price with leasehold title and the townhouse already about 600k.

I think the next phase of growth will be on the edge of these township when people really looking for reasonable price property. it will be until then people realize that the property in the heart of cyberjaya like SEG, Sejati, SH, summerglades, MyDiva, etc are in fact very good price. The environment is much better than most of these neighbourhood at the puchong south include meranti jaya, D'island, 16 Sierra , etc

I posted this in other thread ... copied over here as it is more relevant.

With CyberSouth in mind, would Cyberjaya be more deserted? If the launch price does not jump up much I believe most locals would surely prefer to buy a landed given that the highrise in Cyberjaya are around the same price (>500k onwards).

In simple terms: why buy Cyberjaya when I can possibly get better deal (lower psft?) within 10km radius with decent accessibility. Puchong South (Tmn Putra Perdana up till Bdr Bukit Puchong) already meet this criteria (still have subsale landed ~500k) or one can go bit more south to Salak Selatan but the Dengkil project will be a new (magic keyword) township.

Investors & Home Buyers, what are your say?

OK, you got a point there. But to compare apple to apple wouldn't Dengkil be more relevant to Kepong?

Yes, I believe he is likening Dengkil to Kepong and Desa Parkcity to Cyber.

At this point I'd say Cyber is still a wait and see. Which is why I'm happy that Lakefront will only be completed in 2018.

I was comparing Cybersouth (Dengkil) & Cyberjaya. Let's leave the other parts of Dengkil out of picture for now. They are still lagging behind time. tongue.gif

TPP is old house and its FH too...

u use the 100k-200k for renovation, its much better...

TPP have new project too... its 3-Storey Superlink House Built-up from: 3,581 sq. ft. Lot size: 24' x 70' and its selling at 730k, not sure already discount or not..

cyber south, unless u work in dengkil... then its BBB

That price range sounds more like in Tmn Putra Perdana, not Tmn Putra Prima.

wow... really out of my expectation... that kind of place now price at 500k and above... TPP really boleh... didnt realised the price now boom up to 500k and above already...

i stayed there 3/4 years ago... and its just 280k++

everytime i go out and go in... i'm complaining.. coz its too far.... and very inconvenient.. petrol station far, convenient stall far, everything is just too far.. now have 99 speedmart so still okay.. but i really dont recommend TPP... Sh:t place... coz both my neighbour house got break in before.. and many break in cases especially at the most deep inside there.. TPP 5

Only 5km from Dell junction via the Dengkil highway which is very near. Can close one eye.
