Hi guys, first home buyer here for ownstay. Been looking around Cyberjaya and found this property. I was offered a 1010sf unit for 450k ( nett 396k) Expected completion around end of 2020 to mid 2021

My budget around 500-600k. Good buy?

From what my sales agent told me (~3 years ago), MCT will develop the lake and Sepang will then take over the maintenance.

I'm not expecting much from MCT when it comes to the landscaping of the lake. Their artist impressions and mock-ups looks great, but looking at how poorly they have done the landscaping for Lakefront Villa (multi-million bungalows), the actual result is nothing to rave about, especially when compared to next door Setia Eco Glades: day and night.

As for Taman tasik, yep the Sepang maintenance is lousy. There was an article in the Star recently complaining about what it had become as well. I thought Sepang had money with all the MNCs in Cyberjaya and KLIA revenues. Somehow the east side of Cyberjaya is better maintained, so they are capable of doing a good job.. Lack of consistency and dedication.

With that budget, you may want to look at Lakefront Residence instead. It's higher end, on the other side of the lake (closer to SEG). The 1010ft units are Lakefront Home, located right next to Lakefront PR1MA and is higher density.

Another option is Lakepoint Residence, by another developer. It's opposite the lake, on the other side of the road. Unit layouts are quite interesting. They have a booth in Dpulze.

Yes you are right. Lakefront Residence come with bigger size 1390 sqft. Located at the other side of the lake. If able to get below 400k is a good catch? Launch price from 600k++ last time (S&P price).

Compare to Lakefront Home (1010 sqft). And beside Lakefront Home is PR1MA at 850 sqft. Both at the same side of the lake.

more story from the SA

-secondary school going to be built beside the primary school. Start construct next year
-the lake will be only beautified in 2023 once lake front home construction is done

anyway dont take it seriously they say we listen only. haha rclxs0.gif

By east side, do you mean tasik near perdana lakeview east?
I thought that one was managed by Putrajaya.

Anything east of Dpulze, really. Basically, the older part of Cyberjaya. The landscaping is nice and tidy, the roads are lined with trees and trimmed bushes. The western-end is just barren for the most part. I understand that side of Cyberjaya is a lot more recent and has many constructions going on, but it still feels left out. Only SEG and Tamarind Square's landscaping is done right there, but that's private initiative, not Sepang's doing.
