1900 cp with onli bout 200 allocated to soho units. The balance 1700 cp should b enuf especially the current cp2 is just walking distance away. Of cos if rainy days like now then sibeh the jialat liao.

its essential the F&Bs are done right with a good mix of high end restaurants to life style cafes ..my suggestions:-

I) good Japanese restaurant like the current one at waterfront - rakuzen

2) coffee cafes with exotic deli cakes, pastries and bread

3) Chinese restaurants with dim sum and what not

4) kopitiams ( ya the usual to attract the die hards)

5) Brussels café (hoegaarden and cherry beers are z best:)

6) good western restaurant

7) north indian restaurant

8) Korean BBQ restaurant

9) penang food cafe selling the usual local delicious and popular foods

10) one or two fast food joints (not my fav but the masses love it)

11) Vietnamese restaurant

12) Thai restaurant

13) Madam Kwan

14) restaurant selling organic foods

15) food court like the one at Lot 10 Hutong

heh heh..my wishlist - cant think of anymore for now..smile.gif

the challenge here is Arcadia would be openning around Empire city mall openning..
potential tenant may not "hew" arcadia. haha

Yes, their security patrol teams are very efficient. They will come to chase you off before you leave your car.

Manutdgiggs boss, $5 1st flr not enough to cover bank loan leh! I oso read agents advert 8-$10 for 1st flr. Let's hope for better rate.

BTW anyone know if PPC will relocate tenants at waterfront to arcadia ? Last year they 5 old me that's the plan as they wanted to convert waterfront to primary school premise for international school. Plan still on ah?

That will happen only if the waterfront retail cannot survive after Arcadia is opened. If it is still doing OK to serve the community, then it will be continued. The school is back up plan.

Boss different product for both. Ec lots are giant size and arcadia is considered relatively average at 3ksf for grd. The total area for village grocer at arcadia is 20ksf if not mistaken whereas the village grocer in ec is bout an acre. So tenants there must b super big sticks to sustain the biz.

I blif many fnb ll come in and of cos I hope for the best for both arcadia n ec la. Got more options for dining ma. tongue.gif

Boss worst scenario at 5psf ll not cos any damage to first hand buyers. Some even gotten it at 800psf for 1st flr so at 5psf its just enuf to cover the maintenance fee and repayment. Of cos insolan n quit rent assessment fr own pocket lo.

My wish psf is 10psf for grd n 7psf for 1st flr n 4psf for 2nd flr n lastly 4/5psf for soho. Maciam ni sure ho seh.

Boss where's EC? I am Penang lang. Not sure it's whereabout. If it's too close it will affect rental oso.

Bosses, the proposed skool on the waterfront land is merely just an proposal. They r not even firmed bout tat yet. As I know the commi permit for waterfront has been extended, or isit oledi permanent??? Sikuret for now. biggrin.gif

Waterfront has been contributing handsome income to ppsb so its a waste to demolish it if they stil serve the convenience in the area. Howeva, I dun put high hope for it to stay long la. Maybe it ll b gone few yrs after arcadia. Ppsb oso sked tat arcadia ll not do well ma.

Btw its another rental hike in waterfront. Gd news to arcadia owners. rclxms.gif

Empire City. As I mentioned their lot size is too huge. Both r different species and yet EC is not offering cheap with the giant size lots. Target market oso different.

rm10psf means 25 to 30k rental a month... may be certain premium lot doable.
