Waterfront has limited retail lots.

And was told by lil birds some biz not doing well also...

Anywhere...setia walk setia avenue and other walks are not doing that well..

Am sure dpc will be difference.

Aircond place is definitely better. After jogging at the park people can cool down at the mall

So long?? What could be next booster for dpc after arcadia? One more condo and hopefully the second lake after that..

churn rate for waterfront is very high, especially for 1st floor. Cats whiskers lot been empty almost 1 year already. Stupid burger place died last month, the taiwan dessert shop will die next, tailor died 2 months ago

Coffee Bean...Korean Restaurant and Kluang station is where I go for food. Will try the Spanish new place. Rakuzen once in a while because it's expensive

Spanish aka elmeson is under same grp as the social. Fd is OK but expensive.

Rakuzen is damn expensive nowadays. Kluang oso.

Ya boss.....Rakuzen increased price again.........now a decent set dinner already RM48 compare to RM35 about a year ago.

The price is now all lumped in now no more hidden tax charges...

DPC getting very greedy. They thought by upping the rentals and forcing the old tenants out, these new ones will pay and stay.

So now these new tenants are dying too. They will not make it to Arcadia. Arcadia will be a killing field too.

I think it's hard to compare waterfront and arcadia la. Ppsb controlling waterfront rental which was 11psf in previous TA but unsure bout the new TA.

Arcadia shops belong to individual buyers which at the current moment offering 8-10psf depending on facing and location. Potential tenants able to pay the same rent or slightly higher with bigger size.

The down size of arcadia is they r further away from the park and playground where lotsa ppl ll hav easy access from waterfront.

Anw even at 11psf for waterfront it's still pretty below mall rate. It's safer for tenants to operate under tis ambience than conventional shops as many tenants oledi experienced some PROTECTION FEE for renting conventional shops. In mall or stratified concept the maintenance fee and sinking fund can b treated as PROTECTION FEE lo with all tax invoices eligible for tax purposes laugh.gif

Nah tis is my own view nia hor. No representing any party har.
