the payment milestone ( percentage, and at which stage) is available in your S&P.

even if we late a bit in getting the loan disperse, IJM is rather kind in giving grace period. infact if they do intend to bill you interest you can still nego la....

Well, anyone been to SetiaMall? there is a huge park outside which regular have events, and public also gathers around there.

Do hope the Arch could be of the similar.

It is very tricky to get formal clearance from local authority to put up the fence. The current rule/by-law does not favor us putting up the fence- despite the pro out weight the cons.

Naturally, the IJM does not want to make such promise to avoid getting into a sticky situation that ppl accuse them of empty promises, breaking promises etc. After all- the fence was never mentioned in the S&P.

Trust me- if IJM could manage the authority proper to get the fence up, they will sell it with the fence feature with extra 30k premium per house. Easy money.

Now- how to proceed. i could share my experience and done it before at my area- Sunway Kayangan.
As jeg said... do it via RA - although there would still be hard to get proper clearance from local authority... we still could proceed and they would close one eye on humanity ground. Unlike IJM, we do not fear about bad publicity and such.

The issue is funding- we could make pledge to IJM to assist to partially fund this. Their funding is to RA, thus not directly sponsoring the fencing. We will have to chip in the balance.

A good security fence would be around Rm 200 per meter run. Say for the phase 1- it would be around 1000- 1500 meter- cost Rm 200- 300k.
It seems a lot, but if we could get everyone of the 400 plus tenant in then it would be easier.

It would be like rm6-10 per sq ft, depend the the type of wood.
It is more comfy- but I also find it a hassle as it need some tender care.

Errrr..... Show room n sales office now open at weekends?
Me still din get a chance to bring my wife to visit there yet

Was at Rimbayu show room last week. Am sure they put in a lot of money on the Arc and their main office. The investment is to impress future buyers- A sign tat there will be much future launches.

Visited both the show house internal. Quiet like their ID idea, especially the master bedroom hidden wardrobe + toilet. Though, the room (for corner house )has too many window.

Kitchen just nice to have a wet, a dry and an island.

The 3 phase show house being constructed ( super-structures is up), while the model, layout are ready in the sales office.
The price as shared here earlier is 850k above.
Built up is 2100, which isn't any large.

Anyone keen?

Btw, also found out that a plot of land good for 2 school had been handover to gov. What is gov plan, is unknown yet. This land is just between chimes and Perrenia.
Hope to be a Chinese school biggrin.gif

22x70 the official built up is only 2100. So it is not really big.
if wanna extend also not much space, coz 10" left.

oh yeah, living by the garden seems to be IJM trend. Even in phase 2 there are some design where the guess room is at front of the house.

This means the living room are secluded - having some privacy not exposed to the main road. It seems nice.

but then- our normally guest room is stay by elderly parents. Am sure they also want some privacy in their bed room - which in between the car porch and living room is a definate no no.

me no feng sui pro- but would thought that arrangement would break one or 2 feng shui rule.

Left pic is the show house house (mock up) for phase 3.
Right is phase 1.

The built up for phase 3 is 2110. you may drop by to the sales office to have a clearer view of layout- if really keen.

during launch- 2000 ppl cramp in the hall for 350 units is not hot?
2nd phase all finished barred the bumi lot within a week is not hot?

now nothing much to launch at the moment... what is there to hot about?

i recall someone did share... in order for them to open the quota of bumi to non-bumi, they need to conduct sufficient campaign- like the brouchere, news paper ads etc.
this is to be presented to the jabatan tanah as part of the condition. of course, there are probably many other condition too....

Looking at the progress.. the building with internal fitting could be finished in not more than 6 months.
though the infra and site facilities will have some way to go....

Yup, Back wider is better... it suppose to say water goes in already won't easily spill out. ( so can keep money). That is what FengShui says la.

Though... i would that that is not so practical, rather to have a wider car porch- giving a much wider feel.
Also a jar with bigger mouth can scoop more water =D

my unit is wider in front...
