Phase 2?

just got SMS phase 2 only launch on 3rd of August leh. Why so fast sold out/lack of respond.
the name is Perennia (weird name, dun ask me what it means)
i will be balloted at Holiday Villa.

dunno what price, their website also no info.


Lastly, i've got letter for the 4th claim, today 45% as now. means the wall is up.

Just came off their sales office. Brochure not available as yet.

Size 22x80 rm660k
Size 24x80 rm 730k

There is 2 type layout for each of the size- and the unit density is lower then phase 1. Can see many green area.
There is one entrance to 24x80 and 2 entrance on 22 x80. Yes, both the sizes is next to each other, but no road connecting then.

Total 400 units, and 250 units open o private ballot on Aug. the unsold plus balance of 150 units will be open to public later


Why cost so much more? How to justify? Errrrr sales person say a bigger land, built up, better feature n fish furnishing wo. I might say it is not so tangible, except for larger land size ( may be built up, I dun check/compare) and the lower density.

I would think the RA will have issue to set up guard due to number of unit - entrance ratio. The phase 1 layout n external also look nicer.

Private ballot are for those who had enter to ballot phase 1, but unsuccessful.
there were a lot of grunting back then, only 115 unit only, with approx 2000 balloters. now they try to make it up, but most ppls might not be interested anymore. no more hangat already.

if you did not ballot in phase 1, then you will need to wait for public ballot, no date yet but guess it will be within weeks after the private ballot.

Office is at KK, 1st round about turn 3 o'clock.
1st junction is to McD. 2nd junction turn right, office on ur right behind Onking.

As for the site, yes it is about 8 or so KM from the first round about. So it is deep?
Setia alam was deep, KK was deep, putra heights was deep too.
Remember ppl say puchong batu14 was damn remote n deep last time.

I think it will turn out just fine, if IJM development goes as planned. There will be commercial n mall

I think some of u confused on the phases.

Phase1 launched in March- call Chimes
Has 2 type size 22x75 and 24x75
A portion of Those unsold unit(bumi lot) has open to sale (as private ballot) to those candidates which ballot during the launch. I think those release had been sold out. While the balance still can't release due to restriction by Land Office

Now it is launching Phase 2- call Perrenia
Again 250 units out of 400 is open for private ballot next week.

Got a copy of brochure.
BU approx 2400sqft for intermediate. but again la.... they include car porch, balcony measurement with a factor of 0.5

The toilet really in the middle of the house, isk... between living room and dining hall. i think a bit not ergonomic la. the door is some distant away, but still visually not pleasing. also it has 2 door open to the guess room and hall.

i would seal off the sanitary fittings and covert it to the sizable store. There is another toilet ( call utility toilet) that could be used.

Seems all quite... may be drop by tomorrow to kepoh. the security might restrict me- as without a cheque. may be sneak in later. anyone going? can PM me number to meet up chit chat

Was the 9 plus. They already start balloting
Around 300 -400 ppl around gua. Everyone has a place to site.

Of those 400 houses, already 50been marked by insider. They call ballot for about 240 numbers.
So almost everyone is happy.

So left like 100 for public launch.
Similarly, price list given when u are called. I took some screen shot, but lazy to post.

If anyone wanna help to post I could email over.

Well, don't forget,
6 month is a lot of time, many potential buyer could have bought another location, either to stay or invest.

Also the phase 1 bumi release might had adsorbed 100 or so buyer? ( I heard they jacked up the price slightly when release the bumi lots)

Also in phase 1, there could be many like me, 2 or 3 person to ballot, for a single unit.

Lastly, the additional 80k, does make a different and fend off many buyers.

From how I see all the unit release is taken today, I would say not bad.

But what next? Just a thousand unit of DSH, what would their next release?

May be a 100 units. I guess public will be a month later , at least to gather the drop-outs.

They better handle this proper- else will be another out-rage.

Btw, wonder how they segregate the bumi/non bumi lot. Seems all those balloted last week was non bumi.

Jenjarom is only in the Land title la (mukim Jenjarom perhaps??). It is not on the postal address right?

As for earlier debate abt too many units launch would create a lot of vacant lot... I beg to differs in the effect.

Now 1000 unit launch, say the occupancy rate is 50%after a year. That would still be 500 house hold, to support the Neighbour hood n commerce.

But if only 100 unit launched, despite 80% take up rate, there is still only 80 household around.

Tell me, which is better?

What does this imply? Does it mean anything? Jenjarom is so big, u less u can share the neighborhood Condition.

Anyway, BR is relatively far, but at many time, it is relative to where u are heading. At the end, some of us chose a more serene environment. I personally value this as a good yardstick for living.

For the sake of comparison, midfields at Sg Besi 3 storeys was calling for 850 or so 2 years back. I forget the build up, was 3000 plus though the land area was like 20x70 or something. Good location but the houses pack and lined up like sardine. no public landscape and even the green at the car porch was very small.

Good location, nice build up, fair price.
But houses like these make you wanna drive home and hide inside the comfort of ur house. One does not really wanna walk out of the house. Just for the sake of comparison.

Phase 1 only 8k, and also 1 year of unifi VIP10.
Condition is to sign S&P within 14 days.

If phase 2 10k would be good. Take note S&P by developer. MOT, by buyer. Also no DIBS

Nice photo. are this recent? i recall the Arch had more progress on this.


As for comparing RB with KU. KU first phase seems to be nice, GG with high wall and good security. But those, not sure if there is much taman within.
And for phase 2, it is not ideal coz sort of have elevated highway around it. ( LKSA and part of the loop from KK down to kesas. )

yes, there is some restriction. Earlier case on cinema already loosen. there are cinima at setia alam and also Shah alam u8.

though, there is still lot of restriction in pubs. but this gradually lossen up as well. there are one or 2 watering hole at KK. and massage parlour also began to rise up.

This is always a grey area. Authority never allow to install as we understand ( except for strata title). I could be wrong.
I was part of RA committee in my area, my still collect money and install them ourself. We also manage to get Sunway to contribute some money to us, but the contractor is appointed by the RA. Sunway does not want to do it directly to avoid legal issue. Infact, MPSA or any other municipal could actually take it down. Jus that they rather not do it except if there is any safety issue.

The road belongs to public, we can't just block it off and cut others access, though all new layout is such tat the residential area are a corner by it own so municipal dun kacau.

For phase 1, I can't only recall IJM willing to construct guardhouse ( we actually signed a consent letter ) but they is no thing mention abt fence. Of course we could request IJM to sponsor the fence, else it would be very costly. A meter run of security fence would be around 200 ringgit. There is easily 500 meter of fence for each phase, so it would be 100k. Not all willing to pay, and not all had move it yet. So this would be some slight issue.

Good points! U corrected me on the gated-guarded topic.
Though, strata title means u need to pay for all the maintenance in that area, includin gardening, rubbish collection, drain cleaning ?
