Higher priced ma for current units. Of course people will take a pause first smile.gif

Besides it is 750 units and that indicates about 600 units have been sold already. (100% block A, 60% block b) So its still something smile.gif

Dear All Sifus:

Now looking for property in CyberJaya, recently have viewed 2 project, Cyber Square & HYVE.

Is want to buy the smallest 450sft, both prices range is quite same, and the location also quite near.

Is very hard to chooese, any advise for this both projects???

Both projects have quite a bit of similarities but some differences as well.

Cyber Square location is slightly more strategic with closer amenities and you can pretty much walk down to a number of offices. The Hyve is located is a slightly greener environment and will continue to remain green (The Water tank surrounding area can't be developed and the terrain is too difficult to build on to begin with).

Developer reputation and strength. Hyve overall is stronger in this department. They have built for most of the top developers as their contractors. SP Setia, UEM Land, Mutiara Rini etc. They are also involved in the MRT project in Malaysia and much more impressively, the Singaporean MRT project. But Cyber Square's developer also has track record. Several apartments, shops and 1 condo so far.

Hyve when launched was cheaper but now I guess they are quite similar as you say.

Density wise, Hyve is much more generous and much lower density. About 700 units vs 1400 units+shops. Very similar land size.

Well overall if own stay, Hyve is better. If rental could be Cyber Square. For sale, idk.

My opinion hyve unit layout better but cyber square floor layout better.

cyber square you will be under residential title. While hyve I think remaining will be office suites thus will be commercial.

Just manage to book one 580sf unit.. according to SA, only 1 to 2 unit left for 580sf unit(booked but loan seem like doesn't go tru).. right now already 70% unit sold out..

I also did consider Hyve and CyberSquare but eventually i decide to buy Hyve.. As per mentioned by others.. lower density.. smile.gif

ask SA about the different with Residential title and Commercial title.. something u might consider is the Electrical fee sure will be 20% higher than those with Residential title.. If u want to sell your unit, if not wrong, you need to pay RM1000 extra (about) for dunno what legal fee(didn't clarify more about this as I wont sell it for near future).. other than this, i think not much different.. bear in mind, just my 2c and of cause go and research more to clear your concern.. smile.gif

if go for 90% loan without DIBS, extra 3.5% discount after completion.. smile.gif
All legal fees are paid by developer and buyer only need to bear the Stamp Duty fee..
