PJ area will lead the property price to greater height in Klang Valley. Furthermore, this place carries the name 'Damansara'. I am not surprise if it can go up to RM 1,100 psf soon in PJ laugh.gif

i was there before 10am till 1pm..and came back evening about 4pm people still there...noon time quite pack.

The below 1000sqft get 2 cp quite generous. So if studio also get 2 cp. above 1000sqft get 3 cp.

Design wise looks good too. 1800sqft looks so grand biggrin.gif type C 1200sqft looks nice for own stay too. Close to lrt, mcd beside, citta mall just behind.

Pacific place, potpourri, Ara green, verde, h20, maisson, sime developments.

But with subang airport highway always jammed during rush hour, road to ldp will bottleneck at the housing area and tunnels (through NSX or passing pacific place). Road to KD also not so good access. I don't think Ara will do good in 4 yrs time once everyone VP. I don't want to imagine...

add 3 more..nova and maison(revived abandon project) and hijauan.

nova,potpurri,oasis ara green low dense right..my reason book also because working place in subang airport ^^..lrt and ktm coming..

but this project is leashold....compared others most are freehold...

can foresee the price should be lower than others...unless this project got direct link to LRT/MRT or super ong mega mall....

Concept nice but looks a bit dense due to maximizing number of units becoz of the height restriction to 15 floors, 750 units total but nothing beats the super 1xxx units high density of H2O. Verde OKR has facilities on the hanging bridge n this has units on the bridge itself!,

Those units facing the pool will be quite dark becoz of close distance between the towers, unlike aragreens, which is more generous with the common area. Brochure said the balcony capitalize on views of ara damansara township which to me becoz of the low height at least half of the tower are too low to see far anyway

Furnishing looks quality n the Rm20k optional package looks worth it which is surely subsidized, but does this means that part of this furnishing cost already factored into the pricing for the bare unit? The usual argument would be if most people would opt for the furnishing upgrade then your unit would have no competitive difference against others. The U-Box is interesting n wonder which furniture outlet is currently selling this?

Lowest entry I saw today is 755 sf at RM610k at lowest level 2. Generous allocation of 2 cp for 1 room unit but as said before it would be better to have at least 1+1 room for better flexibility n rental value which is offered by their 8xx sf unit but the price already nearing RM700k for that

As at 2pm today, I would say its about 6x% booked only, quite a lot of 1 room units available while the 9xx sf 2 rooms units are more popular. This is unlikely the response rate of a SHC project where desperate purchaser FORCE the SA to take their booking and mind u, only 5 out of 7 towers are open upto today. This also means the cronies did not saps that many units after all. I can conclude that with the current supply coming at ara damansara, the competition will surely heat up and projects which vp earlier would have more time to let market demand absorb the supply. This project expected vp is feb 2018

I see not many "young" people, mostly families or parents with adult children. If these group are under LTV 70%, no rebate policy may filter out those not ready to part with high cash downpayment

There are a few limited 525 sf studio but not opened n from the DL price starts from RM558k so does it means these are at Rm1xxx psf up

Leasehold is still a pain when other projects nearby are freehold except maybe pacific place but that is now subsale at rm650 psf, more than 20% lower

mine i keep for own stay or rental thts why i dont care about the balcony..and 7th floor is enough..i live in 5th flloor oasis also feel high already..yours facing ?

Now many parents buy for their children.
Coz they said if not help them buy now (maybe pay only downpayment, the rest children bear)
Later they not afford to buy house anymore.
Somemore nowadays many very "IN" parents prefered they child stay separated to prevent conflicts
