Not too sure bro.
Was told by SCH that this is the exact location. Also limited info from them: Lease hold service apartment, 700-1800sf build up, RM650-700psf.
Still not yet finalise number of block and unit. Will only launch mid of 2013.

Thanks Nomenc for the info. Initial i tot this project is near the low cost flats.
Ehh... but i tot u are going for AG, still checking up on this SCH project? Haha... so now feel a bit relief after knowing this is a lease hold project and no regret picking up AG? brows.gif

Invest base on your own feeling and capability. If follow others, there will be never ending choice and u hard to make decision.

For me, i will take shc unit. Becuase its location is walking distance to citta mall, quality of shc even is shit quality still be not be worse than ara green or verde as i feel. The management will definately be good and nearer to lrt station and main road.

What about Puncak Nusa? Pretty decent looking condo infront of Citta. Currently 365psf & 0.20psf maintenance.
Good buy?

If the price is right, the rental return is good...why not. But make sure u got the right unit and no need to pay so much on reno fees. The price a bit hight which rental of 1.8 to 2k not easy to cover installment if with 90% loan. Puncak nusa, the gym room and maintenance is a bit run down, no lobby as need to go through entrance from the car park.

Looking around for some of my friends actually. I personally go for landed but don't mind investing on a condo.

i hope someone from aragreens and verde saw this and make improvement on their project at least on par to SCH... finger-cross...

Those people from the mentioned project are very active in these forums. Dont think they take criticism very well.

As for your landed property, u all should apply for fenced & guarded since there are so many crime cases in your area. Do u guys have RA? Compile police reports & apply to the authorities (MBPJ/DBKL/MBSA/MBSJ). Residence have to fork out extra money to build it though once approved. But better than someone being robbed every week.

Pacific Place & the houses beside it was once a massive dumping site. Ara is oil palm plantation.
