Noted. I like this part of town too, freehold makes it appealing to me and not forgetting low density. You going for the preview? They have yet to finalise the preview because 15th of Nov (Friday) is a public holiday which link to weekends, developer afraid low turn out as people leaving town or going for holiday.

Just saw the show unit at the site, barricaded. Not sure if they allow visitors. Honestly the land is so small I'm surprised they could build something liveable there.. From one end to the other (width) only takes 10 secs walk ... The land is between a mamak stall and Wisma MPL.. Which is opposite the land currently use for another development between ING and Menara Weld...

I find that with this 1500psf pricing, there are many value buys at Persiaran Hampshire area. e.g. Panorama, Hampshire Residences & Hampshire Place.

Definitely there will be discount, price estimated should be around 1350psf, still on the high side though. Walking distance to Pavilion is why I like it but better head for preview then make final decision.

Highly doubt they will launch preview tomorrow cos till today no news yet.

how big is the competitor's unit?
this one the main selling point would be the size resulting in lower absolute price.

Very true. Am looking for small or studio unit so that investment cost can be lower. Cannot look at cost per sq ft alone

Most owners will not rent for less than 1 year, thats my experience.

It's possible for owner to rent out for less than 1 yr provided
1. Premium rental. 10-20% up normal
2. Owner is part time agent. Can save the commission.

If the unit is close enough to where I stay and monitoring is not a big hassle, I don't mind rent out for short period.
