Yup i agree with u. see potential in manhattan kl
but honestly, there are many2 others that are better due to location near to pavilion and klcc and cheaper than manhattan

How about The Horizon and Tribeca? Maybe you wanna use this as comparison? I'm eyeing that land by TA Global Sdn Bhd near Pavilion, opposite Audi showroom but don't know when they will announce their project.

By the way The Manhattan is ready for viewing starting today, I was quoted there's adjustment on the price which come up to 1500 - 1600 per sqft blink.gif funny that they don't have confirmation on the discount offered and yet open for viewing rclxub.gif

I'll see if I'm free to pop by later. Will keep you guys posted.

Came back from viewing show unit, I would say not bad but they've yet to have all details work out, not sure when it will be out either. Those interest can just go to the showroom.

Not allow to take photos so can share anything here. Sorry guys smile.gif. Now taking Quill City Mall into consideration, until I have further details for both projects then only can make final decision.

Bro, they have yet to finalise the pricing and discount as mentioned. This viewing is for the purpose of accepting booking in advance before the official launching. No idea when those details will be out, should be within these 2 months.


Added on December 22, 2012, 4:36 pmThis is the message I've received today.

Loft 2 bedrooms is RM 1,741,000 on Level 28 and RM 1,745,00 on Level 29th (Highest floor). 5% discount while balance 5% payment upon signing of SPA. I did not ask for further details as you can see the price have shot up quite a bit. For those interested please call them or proceed to their showroom for further quiries.

8% + 5% discount from the information above. Pricing from RM1.7kpsf so it works out abt 1.5kpsf small unit drool.gif rclxub.gif . Having said that new KLCC launches recently are > than this pricing even large units. Let's see what's Vortex Monoland price later icon_idea.gif

GRR is given to low floor units. hmm.gif but only for 2 years. It may fit for certain type of investors.

Any latest info on this development. I wonder how many percentage is the take up now, and of that, how many are local investors. A little bird says more than half are from our Souther neighbours...

The Manhattan achieves 60% take-up

KUALA LUMPUR: Singapore-based engineering company-turned-property developer United Engineers Ltd (UEL) has achieved a take-up rate of 60% to date for its first development in Malaysia called The Manhattan Residen 61 Raja Chulan. The project consists of serviced apartments with luxury condominium features.

The green development, which was officially launched in April, is located at Jalan Raja Chulan, next to Wisma MPL, in Kuala Lumpur.
It sits on a 20,236 sq ft freehold site and commands a gross development value (GDV) of RM180 million.

The single 30-storey tower comprises 129 units with built-ups of between 588 and 1,258 sq ft.
The average price ranges from RM1,600 to RM1,700 psf.

The project also includes facilities like an infinity pool, fully equipped gym, multipurpose hall and barbecue station, all located on the 8th floor.

According to a spokesman for The Manhattan, to date 60% of the units (excluding those reserved for bumiputeras) have been sold, of which about half were taken up by foreign buyers.

“We believe mega infrastructure projects such as the mass rapid transit system and the newly announced high speed rail project linking Kuala Lumpur to Singapore will boost sales at The Manhattan,” he said.

He added that developments in Iskandar Malaysia, Johor, and the east coast economic region will also generally have a positive impact on the Malaysian property market and economy.

Although The Manhattan is UEL’s pioneer property development in Malaysia, it has been involved in various other businesses in the country for decades.

“As such, our familiarity with the Malaysian market as well as the proximity between the two countries will continue to be an impetus for the group to look for sustainable business opportunities in Malaysia,” the spokesman said.

Its various businesses include extending support services to many hospitals and healthcare institutions in Malaysia, facility engineering, housekeeping, linen management and biomedical equipment maintenance.

Construction work on The Manhattan will begin in the second half of 2013 and is expected to be completed in the first half of 2016.

UEL was established in 1912 and is one of the first companies in Singapore to be listed. It has a rich engineering background with core strengths in engineering, construction and integrated property services.

Encorp unit bags construction job


PETALING JAYA: Encorp Bhd via its unit Encorp Construct Sdn Bhd has secured a RM69.9mil construction contract from NRY Architects Sdn Bhd for the main contract works for a 30-storey serviced apartment at Jalan Raja Chulan, Kuala Lumpur.

In a filing to Bursa Malaysia, the company said the contract was for 27 months from June 28 to Sept 27, 2015.

It said the award of the main contract was expected to contribute positively to the earnings and net assets of Encorp group for the financial years during the contract period.

Jus passby this construction lately, VERY VERY slow progress (if any).. I feel like this one is abandoned n maincon is encor... I think this is only a 4 star location as it remains far from klcc n nearby all low end opis like mpl, mamak beside etc.. Dnt think this is/was or will be a good buy..
