Just visited Casa Green with my friend~~the mock up unit is almost ready~~

haha truth to be told~~my buddy wanna get a unit there and the developer units are releasing now (level 8, level 11 and etc), so we call up the agent and visit together~~ biggrin.gif

Glad you guys enjoy the photos~~
yes the pictures i posted is all from the 1,797 sf~~

But i also visited another 1843 sf~~the unit that comes with a smaller store room with the third room linked to the public toilet~~

the price for the 1,797 sf is around RM380 per sf with S&P, loan and stamp duty covered....quite a bargain if u ask me~~details please refer to the agent (like i am the agent now >.<)

i assume mock up unit is a clean unit that is what u will get when VP??

thanks to mivan form work system of building it~~
as per my noob inspection~~as far as my eyes can tell...there are no cracks on the walls, the beams, slabs and door/windows frames are superbly straight~~the floor is perfectly flat~~

The way i look at it~~~it is possible (from my ceh gai engineering point of view)~~Block A now is doing internal works already with external structure all done~~

If 1 month 3 floors (fastest pace we have seen before), around 5~6 months from now then the external work for block be is done~~and that does not stop them from doing internal works (tiling, ceiling electrical, piping and flooring work) for lower floors concurrently~~

So i think 11 months to complete everything is not impossible~~just depend whether the contractor wanna do it or not~~

i strongly doubt the statement~~
best case the "construction" will be fully completed by Q3 this year..but the CF could take another 3 to 6 months~~
so my guess is as CG originally intended Q1 of 2016~~

supposingly interior job should take as much time as they build up the exterior structures~~

just that interior job is less likely to be affected by weather and the more people they can pump in the faster it can be done~~

if u solely mention about block A i think is it possible (but cannot get CF for sure)~~but for block B~~i think they are doomed~continuously raining for few months~~

Any idea about the land size?

Casa Green @ Taman Seri Minang is 5.4 acres for 326 units, on a piece of freehold land~~
and the price is generally below RM350 psf (not to mention developer unit buyers)

this Bkt Jalil one is on lease hold land...and it is much pricier than CG if u compare the way i showed above...(although ARGUABLY the location is better)

now to think of it~~what is it so good there?...my humble analysis below:-

Highway access & Traffic jam~~whole KL like shit now~~~~TIE

School~~Cheras many chinese schools~~Bkt Jalil also got but at Bkt Kinrara side~~~TIE

Shopping mall~~ Aeon Big, Aeon Selatan, Cheras Central, Giant for Cheras~~Endah Parade? Future Pavillion 2?~~now sure Cheras WIN future maybe Bkt Jalil is better~~

Future Development
~~CG Cheras is limited except for the light industry area next door~~Bkt Jalil may have some serious development but could also mean more chaos and more traffic~~~ Cheras WIN for housing area, Bkt Jalil WIN for potential development~~~ so TIE

MRT / LRT
~~nearby CG Cheras got 3 MRT station~~Bkt Jalil also has 1 LRT and 1 MRT station~~TIE

Value for money
~~~Freehold but limited development VS Leasehold but better potential development~~TIE



So my conclusion is~~both place is about the same but subjected to your preference~~whether u prefer more quiet neighborhood or more happening place~~
