anyway 9 months is a long time for them to do their work~~~and it is plausible for them to complete most of the works...

Of coz~~~what i meant was...if u use developers unit as reference...the last successful traded amount is RM670k at least which means...if u want a sub sale unit~~look around that with that price~~but also prepare to bear most of the legal cost~~

I think the bigger problem is the road condition and the number of road bumps along the way if u come in from Len Sen side (to avoid the toll)~~

Try to count how many road bumps u come across with when u drive in from Len Sen....u may be surprised..

And due to the construction around the area....the condition of the roads are quite bad...aihhh~~

Well i intentionally trying NOT to further elaborate my opinions...but since you said so....

if new developments were all fully sold, then the developers are likely not to have cash flow problems as it is just procedural problem for the developer to claim cash from the banks (defined under the regulations and acts)

it is when the demand is so bad but since the developer had high commitments, they have no choice but to kick start the project....this gives them severe cash flow problem over time....and lead to problems like this...

well come back to the root of the problem....over supply and/or shrinking demand, these two are definitely linked (could be due to many reasons, i.e. price not right, unable to get loan, many choices, better location and other fundamental reasons)...


But if u look at the market, there are new projects launching every now and then....

So my conclusion is that, if the above continues to happened, there will be many of the same thing to happen especially to some "not so good" new projects...

anyway i have strong doubt on their ability to complete Block A by September....then middle part seems like still far from complete yet...

So it varies for every one~~ depending on the sign date~~


UPDATE: yeap it is confirmed...clause 25 (1) clearly states the VP will be within 36 months from the date of agreement~~

So for my case...it will be before 12th June 2016 and the Developer owes me nothing if they complete before that date...

for those who sign earlier (heard that it dates back to September 2012)~~there could a a good chance to claim the vendor smile.gif

Anyway, the "Common facilities" form part of the deliverables within the S&P...

It is like selling you are car but i give you your back seat 3 months later.... i.e. yes u can drive the car but no u cannot put people at the back...

not logical and not legally right...which means we can file a collective lawsuit if they forcefully want owners of Block A to VP without the common facilities...

Anyway the penalty is 10% per annum for delay....which means if your house is 600k, then the yearly claim from vendor is 60k, which translate to 5k per month biggrin.gif

But the case of Casa Green...if the common facilities that includes the access road and the car park is not ready~~it is "unlikely" that they can acquire the CCC at the first place~~both the buildings were linked and only sharing one entry...
