visited 3 weeks ago. think still got 3-4 units. 2xxx sqft unit. RM1.9mil+ before disc.

Phase 1 700psf

Phase 2 1100psf

Phase 3 1300psf I might enter also.

Phase 4 definitely not enter, it is time to offload my phase 1 and 2 units for 1500-1600psf.

thought phase 2 oledi 1,300 for released units? if so, phase 3 more than that surely.

cannot fathom how phase 4 will be like, and how to attract enough buyers to buy all up. maybe planning for institutional buyers?

and there are supposed to be biz suites - those must be crazy expensive!

Phase 3 start from 1300psf after discount and all the way to 1500psf....

The package will be different for Phase 3.

Developer is still holding more than 100 units each for Phase 1 and Phase 2.

Employees of Tropicana Corp, directors, directors' friends, contractors also bought many units because we have additional 5% discount. I can say about 60% are for public only.

if bought for 1500

how much the subsales willing to pay? 1950psf for the conservatice 30%

Problem is getting that 450psf extra ( merely 30%) and very very high risk.

Worth or not ah?..... isn't better buy 2 / 3 unit at those 350k/450k also assump 30% profit? lower risk some more.

It means developer playing games loh. Keep units but list on board as sold off. Creates a hype, when people see they think really all sold off but actually not. So leftover few units become hot hot hot. In other words, artificially "sold out". These units will later be "released" as loan rejected units or "director's units".

What has this gotta do with next phase launch? The perception.
