KUALA LUMPUR: Tropicana Corporation Bhd is offering for sale its Tropicana City Mall and office tower in Petaling Jaya to CapitaMalls Malaysia REIT Management Sdn Bhd.
CapitaMalls Malaysia REIT Management said on Friday it had received a letter of intent from Tropicana City’s unit Tropicana City Sdn Bhd to look into purchasing the properties.
Tropicana City Mall is a four-storey mall with basements which can accommodate 1,759 cars while Tropicana City office tower is a 12-storey building.
“With the signing of the letter of intent, an exclusive period for the due diligence will be granted to CMMT and upon being satisfied with the results, CMMT shall proceed to enter into negotiations on the terms for the proposed acquisition,” it said.
CapitaMalls Malaysia REIT Management is the manager of CapitaMalls Malaysia Trust.
Tropicana deems mall as its non core assets...looks like not many big developers want to venture into malls

Tropicana City Mall rental rate is very low thus income also very low.
They will concentrate on their flagship projects i.e Tropicana Garden, Tropicana Metropark, and Iskandar Projects.

So Tropicana believe Capital Mall surely can improve on the rental rate? Should be...since they are specialist
If after 3 years opening rental rate still low then how to fetch a good selling price? Better shift the money to other projects that can generate higher return since after trying 3 years
Just some provoking questions....and the possible answers
I wish Tropicana City Mall well as I vested in Tropics upstairs!
So what is the plan for the mall at Tropicana Gardens? 1 million sf...

CapitaMalls should bring in tonnes of well-established Singaporean tenants....
Tropicana City Mall just to tweak abit especially the small stores and F&B. Otherwise will be good place for neighborhood + cinema!

That price...Rather.. Go vest in heart of kl city. Even mrt done. . that area population increase lead to over capacity..(+prima project not far).. At peak hour u need to squeeze like saddin pack to go work and back. Duration to kl city More than 25 to 30 min inside the cabin can.n you can smell all kind of smell..lol.. Or unlucky one u can't even squeeze in. Glamour price but not so glamour life...

Yup from my observation in other big cities, the furthest stops from the city centre (25-30 minutes minimum) are usually the more affordable condos, which is kind of the point - helping modest income earners get easier access to work. Apparently things are different in the Klang Valley...
