QUOTE(aspartame @ Jun 8 2016, 08:37 PM) If there is a rule saying property Subsale price cannot go below developer last selling price, then there won't be property down turn Liao. property down turn..??i have been hearing this theory for 27 years in KL and PJ....strange..why it never happen??? to me, my own experience.....if one keep complaining about high property price (like myself 20 years ago), one will never get to buy a property that making money in the future (like the old me also)...developer has better foresight than any one of us, they are selling at future price for sure....future price...if you buy in future also can....future price as well...same old lah bro |

QUOTE(aspartame @ Jun 9 2016, 12:40 AM) Even if all the latest batch hang on to dear life and assuming all refuse to sell below 1,300 psf, all it takes is for the 1st batch buyer with cost of 700psf selling it at 900 psf to establish the subsale price. Even 900 psf is a ridiculously high price in Subsale market for 2 bedder. That's why all I can say is good luck to the last batch buyer. The first batch made a killing already! Stupid is as stupid does. This is not bashing TG. In fact congrats for 1st batch buyers.. 2nd batch onwards not much meat left . It's a mirage. That's why I say Malaysian buyers are very herd following and lack independent thinking. All they know is " buy ah".., We have a sifu here...salute.Btw, I am just somebody starting out in life so take my comment with tonnes of salt. Maybe I am wrong but we will see soon. I am also curious. |

QUOTE(aacoolj @ Aug 24 2016, 02:16 AM) yah, dianthus units facing highway will have an advantage, esp higher floor units since they will also enjoy the KLCC and KL tower view (distant, but still can see). none of the arnica or even bayberry units can say that. but u think all this will affect subsale and rental? i always remind agents about premium view when i ask them to value a unit, but those idiots only calculate sq ft and location into rental and subsale market price. thats what they keep repeating to me.. market price.. market price. they never consider a nice view as something that would add to the value. very annoying. Cannot blame them also, cause the bank valuation will not include "nice view" as additional value. Nice view is not a value in book since it cannot be quantified. I also learned this lesson last time. When the developer wanna sell to us, nice view always a selling point. When we wanna rent or sell, this is not really so important when coming to valuation. |

all hope it late delivery, so bad we all..lol
but i believe with Tropicana reputation, this is not going to happen. just hope things all going well, and we can see the booming of tropicana garden. location is superb, just tropicana has to ensure the mall is up to the mark. |

QUOTE(BEANCOUNTER @ Aug 25 2016, 01:37 PM) I hope you continue to do well with their properties. Nowaday, it is not easy to get a well established and proper developer, i believe Tropicana is considered one of the good developer.I have nope of their properties, even if I do I wont be siang lang here......beside the name is not coined by me, perhaps by one very disturbed forumer......live with it. Look at those buyer at Empire Remix, really no eye see. Lucky i did not buy, i almost sign the paper to buy years back. |

QUOTE(swiss228 @ Aug 25 2016, 05:22 PM) Hi, I will choose other than facing highway. But, strangely, the pricing for the units facing Cypress are higher relative to those facing the highway. Even for the higher floors. I would have thought the privacy concerns of the apartment dwellers would outweigh their distaste for noise from the highway but apparently, the sales are better for the units facing west. Noise issues from the highway can be solved through double window glazing, and the view is so much more breathtaking (esp the higher floors) compared to the views of the Cypress. No fun looking at other apartments unless one has a fetish for voyuerism I once lived in Cascade, i can tell you is, the noise from the highway is "really really loud and annoying", especially after mid night. Ppl after mid night the noise would be much lower due to much less traffic, this is Wrong!! Reason: Day time : the traffic flow in highway is consistent, so the noise generated by the traffic is loud but consistent, therefore, we will get used to it slowly. Night time : this is the worst time, no traffic, so quiet, every 5-10 mins, a high speed vehicle / bite passing by will wake you up in no time. That kind of shape pitch noise is so annoying. So it come and go in no anticipated timing. Never buy any property near highway for me. The entire day is so noisy, you basically cannot open the window, and forget about the balcony. No peaceful life living next to highway. Trust me. Personal experience. |
