QUOTE(bb68 @ Nov 3 2016, 02:46 PM) Agreed. but lift and lighting is basic and exist in all condo. it does not justify how come high end condo need to spend more than normal condo. the aircon in common area maybe be the a significant one as normal condo has no aircon. Not really true.Speaking on lighting at highend condo, they should have install the LED type by current standard which will consume lesser electricity. I lived in both high end and mid end condo. I would like to share my real life living experience in the two categories of condo. This might be one of the many causes of the higher maintenance in high end condo. Lift: The quality of the lift I lived in the mid end condo selling 400-600k, i can tell you the quality of the lift is so terrible, it broke down frequent, the ventilation in the lift is like non-existence, once step in you can tell its low quality. The brand of the life is good, but obviously, it is the lower end model. I lived in the higher end codo selling 800-1000k, the lift quality is so much better, it is equivalent to those premium office tower, good ventilation, quality ride, feeling secure and great riding inside the lift. The common area The quality of the maintenance staffs, the quality of their work is also different. The lower end condo cleaning staffs do not even bother , they just swipe here and there, and the life and common area are smelling one kind, i believe they are using very low standard cleaning liquid. Just couple of the experience of mine. That is different. Very different. |

We cannot expect a higher end condo to have mid end maintenance fee. This is just not going to happen.

QUOTE(PatriotMy @ Dec 18 2016, 08:15 PM) I'm a frequent LRT user and where currently I'm staying requires 20-30 mins drive (+ the jam) before reach the nearest station. I personally see LRT/MRT will be the preferred mode of transportation within the Klang Valley in years to come and property that is within the vicinity of rail station would have more advantage. I second your view, this should be the future prospect. in future, taking public transport at door step to work sound reasonable, car keep for weekend / after working leisure might be the future trend. Nowaday, taking a car to work in KL town, petrol, traffic, parking, excessive traveling time etc etc. With Grab and Uber, it is sound more reasonable also. some of my office staffs keep their luxury car at home, and get Grab or Uber to work, they say cheaper some more, and hassle free when visiting clients at town, no need to worry about getting a parking. Plus, can rest and relax in the Grab or Uber to and from client office. They said so much comfordable. Why I chose LRT, because saves time, toll, parking and petrol. Also is a good form of exercise when you have to walk between stations and to your home or work place. Millennial generations prefer to take public transport to work especially those who have studied overseas. Expatriates particularly professionals prefers to take rail transportation as well. Govt has opened the MRT, 1 Sg Buloh- semantan (phase 1) and will complete semantan kajang (phase 2) in Jul. Govt has also started the construction of MRT2, Sg Buloh-Putrajaya MRT Line and have planned to construct a new MRT to cover the outer ring of klang valley including the new LRT phase 3, that will start in Bandar Utama passing thru tropicana land before ending up in Johan setia, Klang. Also not to forget the new HSR Singapore to KL that will terminate in Tun Razak Exchange. If noticed, even there's a lot of effort to provide covered walkways with good lighting and put guards to encourage pedestrians to walk safely day and night. Not surprised if we yave to pay higher tolls to enter KL in the future to encourage user to take public transport to reduce jam. Property analyst are also banking on the property prospects near MRT/LRT . You can google their views My 2 cents. This post has been edited by tkyong1: Dec 19 2016, 03:45 PM |

no matter we like it or not, this is the fact i believe. even ulu places like semenyih is selling sky high price. This post has been edited by tkyong1: Dec 19 2016, 09:21 PM |

i always believe there is no overpriced property.
if you do not buy it now, you just have to pay more to get it in future, unless you do not mind staying 40km from the city. the population is growing, but the land area will not, whether we like it or not. This post has been edited by tkyong1: Dec 20 2016, 09:55 PM |

QUOTE(instanttravel @ Dec 20 2016, 11:20 PM) But with improvement in technology, they can build super skyscrapers, 50 floors, 60 floors and even though land area does not grow, but living space can be expanded upwards. This should help to keep the property prices low, but yet we see sky-high prices in the mega cities like New York and London even though they are all building upwards. Lower price is not going to happen, anyone can retrieve the history of property price for as long as possible.the land cost is getting more and more expensive overtime, as well as the labor cost, building cost, overhead cost etc. we have to worry if the property price of our country is going down, that meaning something seriously wrong is going on. |
