QUOTE(gooberhock @ Jan 12 2017, 07:06 PM) I am 100% investor i do not get emotional about properties. If it ticks all the boxes. I buy. .... good developer reputation, build quality is not even an issue. Reputation usually overrides all. Must be the first phase of multiple phases. Must be chinese area. Must be jammed as shit. Must have lots of commercial near by. If it has all these. Per sq foot price is not even relevant. very well said gooberhock. My experience and opinion.because if u cannot flip. U can still rent it out. And ya.... same rule apply for landed or condo. those ppl that always complaining high price, dunno when and where they going to buy their new house, i really wonder...lool |

nowaday it is difficult to get rental sufficient to cover the loan installment, if you borrow max at 90%.
if the rental is lower than the installment, then treat it as force saving for long term. |

CORRECT.
i always think that getting a good and reliable tenant is much more important than high rental. a tenant who is prompt in rental and take really good care about my property, i do not mind rent to him at a lower rental. |

Yah, the sales office made it very clear when we purchase, that the mall will be completed couple years later.
I think this is very fair. The developer did not hide it from us. |

Most buyers bought to rent out also, so i do not see why there is a loss.
To me, buying property like a forced saving, a good one instead, in the long run. Just imagine, 5-10 years down the road, what will be the market price per sq.ft. for TG area. I always thought buying property for long term sight, not short term. |

QUOTE(brother love @ Apr 14 2017, 09:14 AM) Not to memtion those selling at loss or below S&P or lelong price will drag down the market value of the whole condo/projek as well...cant believe some investors didnt realize tis Have you seen any investor throw at low price? So far, i very seldom see people throwing property at below S&P price unless the property go under receivership. Anyway, what is RM1k per sq.ft nowaday in Klang Valley prime location. Please do notify us, we are interested to buy. |

QUOTE(brother love @ Apr 18 2017, 01:02 PM) In HK Singapore, such smal expensive studio units are the norm ..here there r so many empty lands and landed not to mention not suitable for families..how many datuk's son loaded wit cash here...nw dvloper launching many Rm400k condos in KLPJ bro..so wat near MRT?? the money u can save by staying N commuting to work via LRT MRT (according to experts) will compare to nothing vs the interest u paid to the bank for such an overpriced studio..in short u pobably will save much more staying further but driving to work rather than spending so much buying studio near LRT or using MRT Many empty lands??? In Prime Location?? Pls let us know, we want to buy!!In short these vested interest posters ignoring so many oter factors but just keep repeating "near Mrt, near LRT, convenient save time" Allrdy many people saying driving faayer than taking Mrt Lrt coz not well.integrated with no.parking and interconnectivity..and u dunt go shopping at Ikea in Mrt Lrt hahahh So many dvloper or agent or investors wit vestwd intrest here Many empty lands in ulu area, yes, this one i know. We are talking about prime location for max population, not the entire country, my friends. HK = Singapore = KL = Ho Chi Ming City alike, not HK = Singapore = M'sia (must well include pahang) = entire Vietnam. Aiyoh, very difficult talking to you, i gave up. |
