what i am trying to say here : theoritically and practically might be 2 different things.

the owner / speculator has more bullets than we thought. i saw many vacant for so long, i even asked the property agent, and agent said those owner very firm on the price, no one want to back down.

i hope we can share some real life experience here, if not it may mislead some fresh property potential buyer to go into wrong direction.

exactly...i totally agreed with you.

i just cannot agree with some people trying to inject some non-real life based information, like in near future, we can buy at lower price bla bla bla...i have been hearing this since 20 years ago...even during the recession time..twice...did not see any so called dumped properties in primary area.

To me, this TG surrounding areas is fantastic, everything looking great...it should do well. I passing by this area daily to and from work place, once the TG is up, the landscape along this area will be totally different cause the existing Giza Mall and Nexis is still not that grand in my eyes. It needs something substantial in this area to transform. Just like in 1-Utama, IKEA in BU.

Just my personal view.

i now staying in USJ 1, nearby the Empire Remix construction areas.

it seems like Empire Remix has stopped work for many months liao.

any taiko here bought the Empire Remix? Mind to share what is going on?

actually i am kind of interested in the dou-keys opposite the Remix, but now looking at the situation there, i also scare scare.

The success of mall really depends on the mall management team.
A good mall management team can really make a dead mall alive.

Example:
Paradigm located at odd location, but doing well with so many branded stores.
Main Place USJ, odd location, doing well.
One City, just opposite Main Place, shops almost all closed.

i am wondering why so many bros here worry about the traffic?

almost all primary property area has congested traffic (which the prime meaning right?). Example: USJ, Mid Valley, KL, KD, PJ all the same leh. More traffic is good leh bros.

If a area traffic is so smooth, then i think it is not a very good sign.

Will anyone stop buying property at prime area with traffic or buying property at sub-prime area with quiet traffic?

just my personal view = traffic = prime = ong ong ah!!!

where got prime very happening areas no traffic one, i wondering.

i think got, Putrajaya, Cyberjaya, no traffic, road very huge also, they must be loving to live there.

if it is, then KL town center and PJ property value should going down the hill first.

if you are referering the rental that you see in iproperty, better recheck...many agent listed very low rental to seek enquiry.
