i believe auction happend to almost all the high rise residential apartment.

if just one or few cases consider very good already, TG has been VP for year(s), this showing that the owners of TG have strong holding power, which is good for TG.

the property location and surrounding are really good, with clean view of golf green plus bungalows, especially view from their swimming pool.

lot of expats living there too.

I believe the above statement is valid and true for older and existing generation with family and kids (like myself).

But the new and future generation think differently from the older generation. You might be surprise to see newer generation prefer studio unit over landed house. Even myself, now getting older, prefer staying in smaller condo unit instead of landed house due to maintenance, and security reason and the full facilities that landed cannot provide.

It is the same trend like Starbuck. To older generation, we prefer pure good coffee at the coffee shop. The newer generation prefer to pay RM15+ for a cup of so so quality coffee. New life style i believe.

It is the different life style, not "sohaii or non-sohaii",

RM4000 for rental of studio? May i know where you get the info?

I believe the studio is renting around 2.2k - 2.5k depending on the furnishing.

I failed to see why this block D is the best of 4 blocks and trop decided to launch last. it has the highest psf price also.

amongst the negativities I can see are as follow

1. closest to nkve, there noise and dust pollution will be the worst
2. further away from mall and MRT station
3. further away from/to main access road

the good thing abt this building is perhaps one side of the building can have unblocked kl city skyline view....but this is not the main facing of this block.

if you kind enuf to identify what exactly is the main selling points....will be much appreciated.

also i dun see the opening of mall and coincide vp of this building is another selling point too.

and i dont think the mall will provide many benefits to the apartments...

Hi bro,

I am kind of agreed with your points above.

I believe Arnica and Bayberry have best view and location among the 4 blocks, with view facing the golf, and nearer to the MRT station.

Rental occupant rate also not bad, only sub-sales value still not very good, mainly due to our overall property market.

oh my, i saw iproperty lately so many agent advertised for so low price tag .... even lower than last year....how come ? thought it should be higher 2020 due to mall opening soon.
