Only thing is UMS is a growth counter, not a yield counter. That is one reason I am still contemplating.

For me, it's both,... their dividend policy has been good all these years, and well,... recently, their SP have really gone up,... before the ann't of the "Bonus Issue",...

So,.. the price has dropped back now for more investors to enter,...
*
Actually for a growth stock, the Dividend yield is not too bad, about 6% or so. thumbsup.gif

A lot of people are betting the 1.17 is under priced and the deal will be extended (>1 Nov).

There are a few prominent investor keep buying at 1.15-1.165 to take that bet.

if they lose the bet they get their money back and some profit(0.5c-1.5c). If they win, then further upside. Essentially no risk to them.
*
How is the price adjustment possible when the EGM has already voted in favour of 1.17? Am I missing something here?

If blackstone cannot get financing to close the deal before 1 Nov, you get the accrued dividend.  laugh.gif

Some people are betting on that... Morgan Stanley bought loads of shares at 1.17... go figure.  rolleyes.gif

For another 2 odd cents of dividends? hmm.gif

Lets just see how it pans out.. but Morgan Stanley owns 4.8+% before the vote.. and it seems they voted yes to the deal, since acceptance is 98%..

Even more mystery..  whistling.gif

At the grapevines,... heard that MS is beefing-up its position to negotiate for something with Blackstone / Cyrus Bidco. MS is not buying in the open mkt for an open bet that this deal will be extended beyond Oct 1st....

Well, this event will not affect unitholders anymore because we have voted to sell out units. Hence,... left or right,... we will just received what that has been committed to us. if we can sell at a higher price that their commitment, it' better for us.

There may or may not be further ann'ts or updates in the SGXnet for us on the above,....
*
That's what I do not understand. If the majority has voted to sell, how does one negotiate another deal?????? confused.gif

Strange......like Gark mentioned. Only way is if the deal fails due to bidco unable to fulfil the pre conditions of sale eg funding.

You also need to note their fee's is more than 2x of other Reits.. maybe too diverse and too many properties to manage?  innocent.gif

Base fee 0.68% prop value (property management fees) + 0.28% of property value (REIT management fees) + 25% DPU difference performance fee.

Yield 7.4%-7.6%, but if the manager takes the fee in cash instead of units, Yield becomes 6.4%-6.6%  hmm.gif

The independent report by Colliers is a good read, describing some properties as unrentable, need urgent repair, poor location, even health hazards and best of all provides pictures etc..  sweat.gif  sweat.gif  sweat.gif Also report on current rent vs market rent.. also interesting.

Much better and detailed compared to the other 2 valuers.. no wonder this report is shoved to end of the prospectus.  innocent.gif

So I recommend you read that before deciding.. location is everything in property investment right?

Bro,... UNLESS the income from the issuer is FROM OUTSIDE of the US !!! I discovered this from some readings in the IRS site earlier,... Hence, we must understand the source of income of that issuer,...

The portion of income of that issuer which is from outside of the US will not be taxed 30% against, with rgds to the dvd payout against that income,...
*
Yeah. But how many of those companies can you find?
Those are non resident companies set up to mitigate the tax regime and regulations in US.

Ok,... I recalled you had some mining ctrs whose dvds were not taxable,... But the yield was a bit too low though,... I suspect if we put in effort to find such companies which have non-taxable dvds, there could be some out there,.. but it remains just a suspicion for now,...

If we are able to invest through Canada,.. there are tax exemptions,... need to try,..
*
Actually there are many Canadian miners listed in US. Investing in miners is not for yield, more for leverage on the commodities themselves.
As for REIT type, there are not many like Manulifr REIT.
There are many other types of REITs like loan REITs.

For Canada, best to go for infrastructure stocks. Canada have 28% WTH tax on dividend. But Malaysia have tax treaty which will reduce the amount to 15%. rclxms.gif  rclxms.gif  How to make sure one get 15%, don't know.

Also Canada brokerage needs one to put in CAD5000 first before buying anything. If amount drops below CAD5000, one will be charged fees.

One can apply via online/by post but the documents need to be verified before hand. These are what I found out.
*
Not really looked at the Canadian stock markets when most of them list on the US mkts anyway.
