Yeah

Best to wait till ex date. Then buy.
It has just given a special dividend last month. So the actual yield is like 13% before tax.

Auto deduct as with holding tax of 30%

So if yield is 12%, you get 12 x 0.7 = 8.4% net

I started investing in Mreit since Mreit first infancy, like Axreit, Starhill.
But late comer in Sreit.

Last time Mreit was having around 7~8%+ yield, so no urgency to look for other/Sreit.

And I bypassed MReits to SReits for currency hedging and diversification while earning yields at the same time.
