QUOTE(Hansel @ Jul 25 2017, 01:07 PM)
Tq bro for keeping up with the news and for updating us,....

On the article :-

1) What does the RHB analyst mean by saying the occupancy will increase by 73.5% for the current qtr with the completion of the AEI in September ? I know abt the current qtr thing and the AEI completing by September, but what is increasing by 73.5% ?

2) The AEI will be completed in September, and the tenants will start to fill-up the Northpoint Mall starting from October,... hence, the earnigs should bottom out this qtr, and starting from the next qtr, the earnings should start to pickup. Not bottoming out in the next two qtrs,...

Any opinions to the above please, all bros here ?
*
According to FCpT investor slide, occupancy at Northpoint as of 31/3/2017 = 60.7% (if we exclude Yishun 10 retail podium, occupancy at Northpoint is 59.4%). So I am guessing that by 30th Sept, occupancy at Northpoint will be at 73.5% as mentioned by the analyst.

Soilbuild Business Space Reit (SV3U)

After the dividend exdate, Is it a good time to buy this REIT at the price of SGD 0.71, for a newbie like me? Or, should I wait for the price to go down slightly?

If we sum the last 4 dividends, the yield is 8.34 %. Any REIT with yield more than 7% is good enough for me. smile.gif

I avoid all O&G related counters. If you really want O&G, the only good counter is Nordic (actually the only counter making money). As long as S\shale oil is here, Saudi/OPEC have no more say in determining fuel price. biggrin.gif

Now a lot of reits going ex date. Price will shoot up. Better to grab after ex date.

That one is up to you. Different people different flavor. This may help you.
http://reitdata.com/category/yield/
http://investmentmoats.com/

Of course can. You need to contact RHB tradesmart on how to go about it/what are the charges/whether there is dividend fee/maintenance charges for foreign shares.
- Keep in mind, when you are buying from Malaysia brokers, you buy at premium vs if buy using SG brokers.

thank you sir. to decide when to enter , shd i be looking at "NAV" to determine the price, and also "YIELD" to for the profit that ill be gaining?
also how do i get myself any SG brokers? any platform ?

QUOTE(cherroy @ Jul 26 2017, 10:07 AM)
Not just look at yield and NAV, you need to consider its WALE and sustainable lease, gearing, quality of properties they hold, management etc. which determine the quality of a reit.

Have high yield, but difficult in renewal lease or unsustainable over long run, also no use.
Have high NAV, but cannot lease out property to generate decent income also no use.
*
Cherroy is right. For me, how I choose, see this post:
https://forum.lowyat.net/index.php?showtopi...post&p=85126723

How to open a SG broker? Well you could have a SG broker without a SG bank account however having a SG bank account is a good thing as are able to move your money and invest in say their UT (their UT beats Malaysia hand's down)
https://secure.fundsupermart.com/fsm (This is a nominee account which means no IPO application for you). This is an online application without the need for a SG bank account thumbup.gif

Other than that, they all basically need a SG bank account. If you are a trader, can consider Interactive Broker. They let you buy worldwide stocks but come a price (frequent trading) or else you will be slap with inactivity fees.

Next question you will be asking is how to open a SG bank account? Can that be done? Although SG govt is very strict in letting Malaysians have a bank account, I believed it still can be done.

Despite many view mall prospect is not so good, still CMT remains one of my favourite.

Buy 1.9x, sell near to 2.1, you can't go wrong too much on this reit in this price range.  biggrin.gif

This is a plus point of having a high cap, high liquidity reit.

Having good liquidity is also an important factor for reit.

Sell now. Buy back later. Why opt for 1.x% dividend when I can get 5%+ profit biggrin.gif Same here. Bought at that price. Look for 2.07. This is my first sell laugh.gif
Amazon most likely starting business this week.

3 choices.
1) buy back CMT at lower prices (after ex date + amazon)
get 5% profit vs 1%+ dividend.
2) MCT
3) First reit

CMT ex tomorrow.

lets see if it will drop more than the 3 cents...

You can wait for amazon to operate. Then price will drop. If you notice, CMT price have drop from 2.07 > 2.04. It was hovering at 2.05-2.06 until after lunch. After lunch langsung tank to 2.04 - 2.05

History shows that it will drop drool.gif

Sorry bro,... PLife ran away already,....  biggrin.gif

You sold too late,.. you are not a good REIT manager,... unlike Cache Logistics Trust's Daniel Cerf and PLife REIT's Yong Yean Hau........

*
Memang ran away. It's ok. Can always buy after ex date. Also somehow I feel it's better I keep cash. Gut feeling. Better I take 5% profit vs 1%+ dividend. There's always chance now that official news said amazon will start operating this week!

Amazon is consider big enemy to retail. Previously retail slumber je because amazon postpone their opening. Now with news saying that amazon announced that going to start operating as soon as this week, I cannot miss this chance.

Alibaba will now battle amazon with retail reits caught in the middle.

I believed it will disrupt. Yes lazada was bought by alibaba, but I don't see them doing much of an impact (all items you can easily buy from china). Quality is not there.

If amazon will to bring their US items, I think lazada will be on their toes and so will other retail reits.

For those looking to play the anazon play, look at MLT. Amazon took up 100k sq ft of space.
