hi guys,

got a question about NAV for reits, is it appropriate to use it as a method to gauge whether a reit is under or overvalued?

but i think that it is way too simplified, there has to be lots of factor why the price is trading above or below the NAV.

Do u think once it passes the NAV level, it will trade many times above it and stay there?


how does everyone work out the reit values?

Sea of red everywhere in Asia...SG reits are not spared, but the decline is "less drastic"...

i think they r holding very well!

so well that i am now tempted to sell some to buy into us equities tonite - big fall expected as per djia futures now -235.

usd... sgd 1.35x not as painful as rm 3.78x. sweat.gif

In my portfolio, starhill reit is the only one in green today. Others in red ranging from 0.5-1%...

been paying 20 sen div for 2013; 2014.
at 3.94 todays price.. div yield abt 5% p.a

But i dunno how to read acs.. so, not sure its a good deal or not.

for my SG counters, kind of blindly. I only collect at low.
i hv m1, singtel.
My strategy for SG is long term. So, timing for low to collect.

maybe going for Starhub later.. to complete all.
But then again, SG very small only.


Also got MAXIS DIGI TM from M'sia. These counters, i buy sell base on chart.
Bought MAXIS DIGI last week.. so, selling it off today.

and later going for HKSE - tele stocks. Coz market cap there much much bigger

buy blindly? biggrin.gif "buying signal" = ?

there is no magic formula or chart that works 100%. most people look at a variety of things.

between the 3, the yields vary a bit, p/e about the same, singtel is much more liquid.

the charts - i like the singtel chart better, shows good support at 4.10.

the other 2 seems to be more erratic, appears to have been breaking support levels to me.

so, my choice was clear what to buy when dips come.

Singtel growth stock. With overseas investment.
M1 - only lately wanted to invest overseas. Maybe can grow with this small co lor...
My M1 is at high price. Will not add. Wait and see.

Singtel- my intention is to add.


Starhub - I not yet take a look.

Safer to invest in Singtel.

as for Dividend - Past does not represent Future earnings.
especially for TELCO. Unlike REITS its kinda confirm earnings unless major tenant shift out.

Maybe u can take a look at UMS too
i hv it since 2014. Div about 9%
