assumed sg risk free rate is 2.7%... cpf ordinary account is 2.5% p.a., am i right?

Several high-yielding REITs still looking attractive. Just recently, we shaded
down our target prices of REITs after increasing the risk free rate assumption
by 40bps to 3.1%. Even at more punitive rates, we could keep Soilbuild REIT
and Croesus Retail Trust at BUY with a target price of S$0.900 and S$1.030,
supported by their high yields of 7.4% and 8.7% respectively.

never looked at this one before...

why is it a good choice at <6% yield with that "low" price?



now that we it is fairly certain usa will raise 2x25bps by year end, i am actually thinking of selling part of those that are <6% yield except first reit.

hmm..if the feds raise the rates ,will it send the reits to a new low? coz based on that report, they are trading at a big discount from the highs of 2013, before the taper tantrum.

i wud think the prices now have already factored in what is expected - the first 25bps hike, likely in sep.

future... i suppose it will react to any changes in the outlook.

at this time, consensus is there will be 2x25bps hikes this year and another 2 in 2016.

of course, there will be some reits that are resilient, incl those that have good revenues/income/dpu incr.

hence the idea of buying/holding the higher yields yet promising dpu reits.

not easy to find, ya? biggrin.gif

i bought into lots of industrial reits last couple months, juicy divvy at bargain prices.

but now very hard to top up due to the SGD exchange rate rclxub.gif

yep, both of those tongue.gif , other ones include cambridge. picked up on keppel dc too.

the price was slightly cheaper months ago, but it went up little bit over the time.


i notice from the reports that when the reits was selling at all time high back then, their yields just hover around 5-6%, now its 7%-8%.

do they have the same characteristics as a bond? e.g price drop, yield increase and the same on the flip side.

that is true, generally. reits tend to behave like bond proxies.

of course, there r many other factors - local borrowing costs, dpu, liquidity, overall property market sentiments, etc.

but since sgx is an open bourse with fairly high foreign participation, the relevancy with us int rates is definitely there.

if these foreign funds can find higher yields for same class assets elsewhere, they will go without hesitation.
