comparing this with Deskye condo which also opened for booking around the same time, which one do you think got more upside potential?

IMHO, although Maxim is leasehold, i feel more ppl are interested in this than Deskye. Manyak agent posted Deskye here and another forum but no responses from tkttt.

the location also better than Deskye, got MRT station nearby and chinese eatery.

Which side is impact by upcoming SUKE highway view? PJ view is it?

For me, this project is totally Not worth to look at it :
1. The entire project going to be affected by SUKE Highway which is max 100m away. Most likely facing LenSeng view.
2. Back of the project is the exisiting highway bridge which build on the escalated land (danger of vehicle falling from the higway)
3. Backing slope side...(possible landslide)
4. Unknown developer (danger of project abandon).
5. Behind this project is a big INDAH WATER POOL (which used to process SHIT)..prepare to enjoy the good smell tongue.gif

Feel free to comment on these few points.

Also you city but almost sold out.

Seems I have 2 choice only.

Hmmm..some valid points but allow me to comment:
1. Dont exactly think this is an issue if one were to take units which are not facing Len Seng
2. Ummm..again dont think this is an issue coz nv heard of that area being accident prone or any prior accidents happened (doesnt mean it'll nv happen in future la)
3. Slope is the commercial side la bro..
4. Yup, this is definitely one of my main concern. Although there are ties with PV but this is a new developer alltogether with technically no track record
5. Sh*t pool is nearby but still considered some distance away..nv encountered any unpleasant smells at the food court though. Hence to mitigate possible smells (if any), the KL view units would be preferred

Allow siu tai to contribute some additional pros n cons here too:

Pros
1. Relatively cheaper to You City and almost the same price as Connaught Avenue (albeit having a much better facade)
2. Toll-free to KL (jams aside)
3. Upcoming MRT at Phoenix + RM125m rebranding of Phoenix to Cheras Sentral

Cons
1. 1 carpark (regardless of unit size, even the 3-bedders get 1 carpark only doh.gif)
2. 1 lane in n 1 lane out access (cant really park outside the perimeters of the condo, which might pose a prob since all units are only given 1 carpark)
3. Leasehold (but the whole area also same same)
4. "KL view" units actually blocked by Connaught Avenue
5. Still too little info on what are the facilities gonna be, ingress/egress, no works visible yet on site..basically tak cukup info to digest yet!!!

Anyway, do share ur thoughts here too. As for me, lil fry here is still analysing the feasibilty of it right now..

I guess Block B unit 6 sould be nearest to the high tension cables (but they have all been snapped up already). KL view units are all 3r 2b 1,050 sqf units and a few units with bigger balcony on the higher floor.

Do note that the view of KL would be partially blocked by Connaught Avenue.

Agree with babana on the points as myself have been living around that area for sometime.

Elevated area is the commercial area.

Kl view will not be blocked if one were to take higher floors but still overlooking the high tension cables. Nearest to the HT cables are connaught avenue. Last I heard additional car parks may be sold, but not confirmed.

The suke is not near this site. It's parallel the old shop lot of Len Seng then turn out thru the hill side semi d just beside the old flat. I heard there are 8 bangalow the suke will compensate 6 units and not the other 2. If u refer to the suke route map. From there connect to segar perdana up hill again join the ampang teratai.

agreed on the point of kl view units will not be obstructed by higher floor units...but its actually more of the highest floor units (lvl 27 and above), which costs at least 20-30k of a premium compared to the rest coz of the bigger lanai. i'd go for the lower floor units in terms of investment perspective coz its more of a waste of space but its prolly diff for own stay.

anyone here vested in Connaught Avenue? can tell us how the rental/ transaction doing there - excellent, ok lah, bad, burnt?

this can be used as yard stick to judge how well this project will be in future.

1. What do you think on the value of this property if landslide is really happen at the slope ? (even thought is at commercial side,which i doubt so ?)
shall that caused by the soil destraction due to the land which currently support the base of the overhead bridge being diminishing..?
2. SUKE highway, i am not sure how far from the highway is consider healthy and good for stay..but apparently even thought those unit facing KLCC might be max 1km away from the highway bridge.

tink those who bought new frm developer during launching in 2009 is laughing all the way to the bank edi...launch price was abt RM200k-ish if i dont remember it wrongly. a search on iprop shows current rentals at RM1.3k - RM1.5k lvl...but bearing in mind the mrt is not up yet at the moment. not sure if there are active transactions or these are merely asking prices.

am more concerned on the upkeep/maintenance of connaught coz upon the mrt's completion in 3-4 yrs time, maxim will be brand new whereas connaught avenue would be abt 4-5 yrs old then. if the maintenance is less den satisfactory, maxim would def have an edge over connaught in time to come.

can any vested taikors / taiche's in connaught avenue share with us on the standard of security/maintenance over there?

2. i guess if u're looking at a prop not within 1km vicinity of any highways, there are not many choices for u in klang valley. even places like mont kiara have highways snaking all around them...most important is the accessibilty and to not choose units directly facing the highway (noise pollution and dust)

thanks for sharing.Anyway, i pass by the road everyday but did not walk into the construction side.
I understand the flyover road is build on slope...now project is claring the land..means portion of the slope might be reducing.
Any idea where is the car exit of this project ?
