Agreed. Not a Christian here but we don't mock religions. Or places of worship..

It's annoying yes..but it's there for a reason.

Did you hire juru Ukur to measure your unit?

My contractor also said that it seems smaller for. 1170 sqft unit.

Anyone has sold or rented out yet ?

There are buyers for 1170 sqft unit for 1mln.. But still not a good number after min using out tax,lawyers fees, interests paid.

I did not.
I did feedback to the mgmt. they showed me a strata area of the build with measurements of 1254sqft condo size done

If the purchase price is RM 750000 , now 1 million got RM 250,000 margin.

We deduct following cost.

Interest for 3 years to bank RM 31,500.
Agent Fees RM 30,000
Lawyer fees RM 10,000
RPGT 30% RM 210,000 x 30% = RM 63,000 (but if not claim before still can waive for this whole life only 1 time)

The most expensive to deduct is RPGT, if that part can be waive still a good profit margin.

why lawyer fee so much for seller ?

how about the fee for direct transfer ? developer got impose any fee for it ?

Just roughly actual legal fees for 1m should be RM 7500.
Based on
RM 150,000 x 1% = RM RM1500
RM 850,000 x 0.7% = RM 5950

Rm1 mil for 1170sf very tough. They could get landed nearby.
